Operating Engineer Responsible for the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for assigned property(s). Duties include ensuring a clean and safe working environment, performing rounds, routine assessments, day‑to‑day preventive and corrective maintenance, painting, and housekeeping. Responsibilities Perform plumbing, electrical, or HVAC requirements of the building(s). Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV, and air distribution systems. Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other systems. Verify field conditions and perform necessary repairs or adjustments. Monitor Energy Management. Repair doors, ceilings, hand railings, floors, and perform general repairs, adjustments and installations. Repair plumbing fixtures such as water closets, urinals, flush valve assemblies, and lavatories. Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices (e.g., filter changes, coil cleaning, condensers flushing, tube punching, bearing greasing, belt inspection and adjustment, motor bearing replacement, pulley and shaft alignment, chemical treatment monitoring, cooling tower cleaning, annual inspections, and other scheduled routines). Inspect engine room equipment, fan room equipment, cooling tower, motors, house pumps, electric rooms, generators, fire pumps, sump pumps, and ejector pumps. Replace lamps, replace or reinstall light fixtures, signage, and verify rooms are clear of obstructions and debris. Check and maintain emergency exit signs and lights; ensure free access to emergency stairs and exits. Perform additional fire and life safety inspections per NFPA, local jurisdiction, C&W standards and building protocol. Document and report activities to supervisor. Respond immediately to emergency situations (fire, evacuation, equipment failure) and customer concerns. Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations and safe work habits. Complete all required C&W Safety Training annually. Adhere to C&W Uniform Dress Code while working and maintain a neat appearance outside working hours. Key Competencies Technical proficiency Initiative Flexibility Multi‑tasking Sense of urgency Education High School Diploma or GED Equivalent Graduate of an apprenticeship program or trade school preferred Experience 5+ years of related work experience operating mechanical, electrical, and plumbing systems in a commercial property setting Additional Eligibility Qualifications Appropriate license or permit for trade (e.g., Journeyman or Master Electrician License, City licenses such as Refrigeration Certificate of Fitness, High Pressure Boiler License, High Pressure Steam Operator, etc.). May require certification as a Universal Technician for CFCs depending on market licensure requirements. Valid driver’s license with a good driving record (periodic checks where applicable). Basic computer skills in Outlook, Excel, and Word. Experience in operation, maintenance and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc. Knowledgeable in energy management systems, techniques and operations. Thorough knowledge of all building systems operations, maintenance and repair. Availability for shift work, on‑call duties, and extended periods of time without relief during priority or emergency situations (including overtime assignments). Physical Demands Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders). Required to crouch and reach to install/move equipment by bending forward or legs and spine. Movement between departments, floors, and properties required. Clear verbal communication and ability to read and understand oral and written information. Visual acuity sufficient for reading printed material, drawings, and schematics. Work Environment Professional office setting with standard office equipment (computers, phones, fax machines, filing cabinets). May require traveling between properties in varying weather conditions.
