Financial Analyst, Worldwide Real Estate

Team Exposure This role will partner closely with a broad range of Finance and business leaders in Operations, Engineering, and Technology. It will also be involved in Real Estate Capital Authorization Requests that require DCF financial model work and advanced Excel skills. Success in This Role The successful candidate will have demonstrated an ability to influence business owners, support thoughtful decision-making, and adapt to a rapidly evolving environment. Key Responsibilities Obtain model input variables from Pre-Construction and Design teams Develop DCF models to improve and determine the viability of the investment Provide narrative for capital approvals with thorough financial analysis of cost savings for construction projections Maintain database for start-up projects Work with a variety of data sources; identify incomplete or inaccurate data, root causes of data issues, and resolve discrepancies or partner to deliver solutions Use active listening skills to communicate data clearly, both written and verbal, and adjust style for different audiences to articulate complex finance issues Identify and implement solutions to resolve, improve, automate, standardize, or simplify finance processes Make thoughtful time-management decisions independently; prioritize work, resolve issues, meet deadlines, and seek feedback from your manager Discern between urgent and non-urgent issues and act accordingly to solve them Drive own self-development in the Finance Community by seeking opportunities to expand finance expertise Participate in events, initiatives, and projects, and share gained knowledge in and outside of your team Contribute to work-life harmony by being a positive, collaborative, and effective influencer to new team members, supporting operational excellence Basic Qualifications 3+ years of experience in tax, finance, or a related analytical field Bachelor’s degree in finance, accounting, or a related field 3+ years contributing to cross-functional initiatives that drive financial performance and strategy 3+ years dissecting financial data and identifying patterns that support business strategy Preferred Qualifications 4+ years participating in continuous improvement projects in your team to scale and improve controllership with measurable results MBA or CPA Knowledge of Tableau Experience with large-scale data mining and reporting tools (e.g., SQL, MS Access, Essbase, Cognos) and other financial systems (e.g., Oracle, SAP, Lawson, JD Edwards) Amazon is an equal-opportunity employer and does not discriminate on the basis of protected veteran status, disability, or other legally protected status.
