Property Manager (LIHTC / Section 42)


Position Summary


We are seeking an experienced Property Manager with strong knowledge of Low-Income Housing Tax Credit (LIHTC/Section 42) regulations to oversee the daily operations of an affordable housing community. The ideal candidate will be responsible for maintaining compliance, maximizing occupancy, managing resident relations, and ensuring the property operates efficiently and professionally.

Key Responsibilities

• Manage all day-to-day operations of the property, including leasing, resident services, maintenance coordination, and rent collection.
• Ensure full compliance with LIHTC (Section 42) regulations and all applicable federal, state, and local housing requirements.
• Complete resident certifications, annual recertifications, income calculations, and compliance documentation.
• Maintain accurate tenant files and prepare for internal and external compliance audits.
• Monitor occupancy levels and implement marketing and leasing strategies to achieve occupancy goals.
• Supervise onsite staff and provide leadership, coaching, and performance management.
• Manage property budgets, expenses, and financial reporting.
• Handle resident concerns, lease violations, and conflict resolution professionally and timely.
• Coordinate maintenance activities to ensure property appearance and safety standards are met.
• Build positive relationships with residents, vendors, housing agencies, and ownership groups.

Qualifications

• Minimum 2 years of Property Management experience.
• LIHTC / Section 42 certification and experience required.
• Thorough understanding of affordable housing compliance, income limits, and resident eligibility requirements.
• Experience completing certifications and maintaining compliant resident files.
• Strong organizational, communication, and customer service skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Proficient with property management software such as Yardi, OneSite, RealPage, AppFolio, or similar systems.
• Experience supervising staff preferred.
