Our Core Values Professionalism Engagement Knowledge Humility Client Centric Trust Flexibility Teamwork Diligent Fun, Fair & Respectful Position Summary The ACM & Community Inspection Supervisor leads the Assistant Community Manager (ACM) and Community Inspector teams. This position is responsible for hiring, onboarding, training, coaching, workload management, performance, and quality control. A primary objective of this role is to develop ACMs for advancement into Community Manager positions within approximately one to two years. Because team members will regularly advance into new roles, the supervisor must excel at interviewing, training, and continually developing new employees. This is a hands-on leadership position. The supervisor will provide operational coverage when needed and oversee the continued development and growth of the community inspection program. Schedule and Work Environment Full-time, in-office position Exempt, salaried position covering standard business hours Occasional local travel to train, observe, or support Community Inspectors Initially supervises five ACMs and one Community Inspector, with the potential to oversee additional inspectors and ACMs. Essential Responsibilities Team Leadership Interview, hire, onboard, and train ACMs and Community Inspectors. Provide daily leadership, coaching, direction, and support. Assign and balance workloads based on operational priorities and team capacity. Monitor attendance, productivity, quality, and completion of assigned responsibilities. Approve employee timecards and PTO requests while maintaining adequate department coverage. Conduct performance reviews, provide corrective coaching, and address performance concerns. Foster a professional, accountable, service‑oriented team culture. Provide hands‑on operational coverage when necessary. Training and Employee Development Conduct weekly core-task training for ACMs and Inspectors. Maintain a consistent onboarding and training program for all new team members. Confirm proficiency through observation, work reviews, and follow‑up coaching. Identify individual development needs and create plans to strengthen employees’ knowledge and skills. Prepare ACMs to progress into Community Manager positions within approximately one to two years. Maintain current training materials, procedures, checklists, and performance standards. Assistant Community Manager Oversight Oversee the quality and timely completion of assigned ACM responsibilities, including compliance support, architectural requests, work orders, action items, vendor‑related tasks, meeting preparation, and other community support functions. Ensure work is completed consistently and according to company procedures. Coordinate with Community Managers and Vice Presidents to understand priorities and address service concerns. Reallocate ACM resources when needed to provide effective coverage and balance workloads. Review work for accuracy, professionalism, timeliness, and appropriate escalation. Identify opportunities to improve workflows and expand the support ACMs provide to Community Managers. Community Inspection Oversight Lead the development, implementation, and growth of the Community Inspector program. Train and coach inspectors on company procedures, community‑specific requirements, documentation, homeowner communication, and professional conduct. Establish and monitor inspection schedules, routes, workloads, and priorities. Develop and maintain clear, standardized criteria for identifying and documenting violations. Audit inspection results, photographs, notes, and homeowner communications for accuracy and consistency. Ensure inspectors report visible common‑area maintenance and safety concerns appropriately. Accompany inspectors in the field when training, observation, or additional support is required. Coordinate with Community Managers and ACMs regarding unusual conditions, repeat violations, or matters requiring escalation. Qualifications Five years of community association or property management experience; or at least three years of relevant industry experience with a current CMCA or CAAM certification. Prior supervisory experience required. Demonstrated success hiring, onboarding, training, coaching, and developing employees. Strong understanding of community association operations and compliance processes. Excellent organizational, workload‑management, and follow‑through skills. Strong written and verbal communication skills. Ability to establish expectations, hold employees accountable, and address performance concerns professionally. Strong judgment, attention to detail, and problem‑solving ability. Ability to collaborate effectively with Community Managers, Vice Presidents, homeowners, Board Members, and internal departments. Proficiency with standard business technology and the ability to learn company software. Valid driver’s license, reliable transportation, current automobile insurance, and the ability to meet company driving requirements.
