About the Role

Palm Harbor Estates is a 246-site, all-ages manufactured housing community and an important part of the 52TEN portfolio. We’re looking for an experienced, hands-on Community Manager who is ready to take ownership of the community’s day-to-day operations, lead a strong onsite team, build relationships with residents, and drive continued performance and growth.

This is much more than an administrative property management role. The Community Manager is the onsite leader of the property, with responsibility for the resident experience, team performance, property operations, financial results, occupancy, collections, and home sales.

You’ll supervise a maintenance team of two and work closely with 52TEN’s Operations leadership while having the autonomy and accountability to make things happen at the community level.

There is also meaningful earning potential tied to performance. In addition to a base salary of $60K-$65K, this position offers performance incentive potential of approximately $2,000 per month based on achievement of established goals.

The ideal candidate is a confident people leader who enjoys being visible in the community, solving problems, driving results, and taking ownership. You should be equally comfortable talking with a resident, coaching a team member, reviewing property performance, walking the community, or helping a prospective resident find their next home.

Key Responsibilities

Community Leadership & Operations

• Lead the day-to-day operations of Palm Harbor Estates and take ownership of overall community performance
• Supervise, coach, and hold accountable a two-person maintenance team
• Maintain a visible presence throughout the community and ensure the property consistently meets 52TEN standards
• Build positive relationships with residents while responding professionally and effectively to concerns
• Oversee community policies, resident communications, property records, vendors, and operational processes

Financial Performance

• Take ownership of property-level financial performance, including revenue, controllable expenses, and NOI
• Monitor performance against budget and established scorecard goals
• Drive strong results in occupancy, collections, expense management, resident satisfaction, and other key performance indicators
• Identify opportunities to improve property performance and partner with Operations leadership to implement solutions

Home Sales & Occupancy

• Own and execute home sales efforts within the community
• Manage leads, showings, prospect follow-up, and closing coordination
• Build and maintain an active sales pipeline
• Support marketing and outreach efforts designed to increase occupancy
• Create a welcoming experience for prospective residents from their first inquiry through move-in

Property & Maintenance Oversight

• Direct the work of the onsite maintenance team and coordinate third-party vendors and contractors
• Conduct regular property walks to monitor curb appeal, safety, maintenance needs, and community standards
• Ensure maintenance priorities are addressed appropriately and efficiently
• Help maintain a clean, attractive, safe, and welcoming community

Qualifications

• 2+ years of property management experience; manufactured housing or RV community experience is strongly preferred
• Previous experience supervising or leading employees
• Experience with property-level financial performance, budgets, P&Ls, or operational scorecards
• Sales, leasing, or occupancy-growth experience
• Strong communication, organization, problem-solving, and conflict-resolution skills
• Comfortable using property management software and other business technology
• Ability to balance resident service with consistent enforcement of community policies
• Valid driver's license and reliable transportation
• Ability to successfully complete a criminal background check
• Experience with Rent Manager is a plus

Work Environment & Equal Opportunity

This is an onsite position that includes a combination of office-based work and regular activity throughout the community. The role requires the ability to walk the property, inspect community conditions, interact regularly with residents, employees, vendors, and prospective residents, and occasionally respond to urgent property needs outside standard business hours.
