Job Summary
We are seeking a Facilities Maintenance Tech I for a direct hire opportunity in Piru, CA with a mission-driven property management organization focused on maintaining safe, attractive, and affordable residential communities. The Facilities Maintenance Tech I will support apartment maintenance, preventative maintenance, repairs, inspections, curb appeal, and common area upkeep. Key Responsibilities
- Perform general maintenance and repairs in apartments and common areas, including plumbing, electrical, drywall repair, painting, carpentry, and basic building repairs.
- Complete maintenance and make-ready work in vacant apartments to prepare units for occupancy in a timely and professional manner.
- Conduct daily inspections of interior and exterior common areas, including community rooms, offices, storage areas, landscaping, parking lots, and building systems.
- Respond to emergency after-hours maintenance requests and address safety or security concerns, including lighting and property conditions.
- Maintain maintenance supplies, equipment, work order documentation, tracking logs, and apartment maintenance files.
- Coordinate with the Resident Manager, Property Supervisor, vendors, and service providers to complete repairs, obtain bids, and support property operations.

Compensation and Benefits
- Direct hire opportunity.
- Pay range: $21.00 to $23.00 per hour.
- Benefits include health insurance coverage with HMO or PPO options, dental, vision, and life insurance.

Required Qualifications and Skills
- Perform preventative maintenance, general repairs, and apartment turnover work.
- Maintain building systems, common areas, grounds, and exterior property conditions.
- Complete work orders, maintenance logs, supply inventory, and related documentation.
- Support inspections, vendor coordination, and emergency maintenance response.

- 1-2 years of maintenance, facilities, apartment maintenance, property maintenance, or skilled trades experience preferred for this level.
- Working knowledge of general building maintenance practices, including plumbing, electrical, carpentry, painting, drywall repair, and safety procedures.
- Ability to use proper tools, materials, and equipment used in building and maintenance trades.
- General knowledge of preventative maintenance scheduling and apartment maintenance procedures.
- Ability to work independently, assess maintenance needs, and choose an effective course of action.
- Strong communication skills with the ability to interact professionally with staff, residents, vendors, and supervisors.
- Valid California driver’s license and proof of automobile liability insurance required.
- Possession of or ability to obtain an insecticide or hazardous material applications permit.
- Ability to meet physical requirements, including walking, climbing stairs and ladders, bending, crawling, lifting and carrying up to 20 lbs., and performing general maintenance and repair work.
- Ability to enter information on maintenance work orders after completing repairs.

Preferred Qualifications
- Bilingual English and Spanish skills preferred.
- Experience working in affordable housing, multifamily housing, residential property management, or apartment communities is a plus.
- Experience coordinating with vendors, obtaining service quotes, and supporting property inspections is helpful.
