Commercial Property ManagerThe Commercial Property Manager oversees the daily operations of commercial buildings, facilities, and warehousing spaces while ensuring strong tenant relationships and optimal property performance. This role manages financial aspects such as accounts receivable and operating expense reconciliations, coordinates tenant and capital improvement projects, and negotiates service contracts to enhance the value and efficiency of the properties.ResponsibilitiesOversee the day-to-day operations of commercial buildings, facilities, and warehousing spaces to ensure they run safely, efficiently, and in accordance with company standards.Develop and maintain positive, professional relationships with tenants, responding promptly to inquiries, concerns, and service requests.Manage accounts receivable collections, including monitoring tenant payments, following up on delinquencies, and supporting accurate financial reporting.Coordinate and oversee tenant improvement projects, ensuring work is completed on time, within budget, and in line with lease requirements and tenant expectations.Plan and manage capital improvement projects for the properties, including budgeting, scheduling, and overseeing contractors and vendors.Review operating expense reconciliations and estimates to ensure accuracy, identify variances, and support transparent communication with tenants and internal stakeholders.Provide value engineering and value enhancement insight to the properties, identifying opportunities to reduce costs, improve building performance, and increase asset value.Negotiate, manage, and oversee service contracts and vendor relationships, ensuring high-quality service delivery and cost-effective solutions.Collaborate with accounting and finance teams to review and interpret financial statements and property-level reporting.Apply knowledge of commercial lease clauses to interpret lease requirements, support decision-making, and address tenant-related matters.Essential SkillsMinimum of 3 years of property management experience, with commercial property management strongly preferred.Minimum of 3 years of experience in commercial property brokerage or management.Property management expertise with a focus on commercial buildings and facilities.Leasing experience in a commercial property environment.Working knowledge of mechanical systems, including freight and passenger elevators, chillers, cooling towers, boilers, fire-life safety systems, plumbing systems, and electrical systems.Understanding of building structures and their maintenance, including issues related to mold and asbestos.Ability to read, understand, and review financial statements and property-level financial reporting.Knowledge of commercial lease clauses and their interpretation to support tenant relations and property operations.Additional Skills & QualificationsExperience with commercial property operations, including building, facility, and warehousing management.Familiarity with the Yardi accounting system is preferred.Strong analytical skills to review operating expense reconciliations, estimates, and financial reports.Ability to provide value engineering and value enhancement recommendations to improve property performance.Effective negotiation skills for managing service contracts and vendor relationships.Strong communication and interpersonal skills for building and maintaining tenant relationships.Organizational and project management skills to oversee tenant improvements and capital projects from planning through completion.Why Work Here?Employees benefit from a supportive environment that invests in their well-being and success.
