Job Summary

The HVAC Maintenance Technician is responsible for the inspection, maintenance, troubleshooting, and repair of heating, ventilation, and air conditioning systems across residential or commercial properties. This role ensures optimal system performance, energy efficiency, and compliance with safety and regulatory standards while supporting overall property operations.

Key Responsibilities

1. Preventive Maintenance

• Perform routine inspections and scheduled maintenance on HVAC systems (air conditioners, furnaces, heat pumps, ventilation units).
• Clean and replace filters, coils, and other system components.
• Conduct system performance checks to ensure efficiency and reliability.

2. Diagnostics and Repairs

• Troubleshoot HVAC system issues, identify root causes, and implement effective repairs.
• Repair or replace defective components such as compressors, motors, thermostats, and electrical wiring.
• Respond to service requests and emergency maintenance calls in a timely manner.

3. Installation Support

• Assist in the installation and commissioning of new HVAC systems and upgrades.
• Ensure installations comply with manufacturer specifications and local codes.

4. System Monitoring and Optimization

• Monitor system performance and recommend improvements for energy efficiency and cost reduction.
• Identify potential risks or failures before they escalate into major issues.

5. Documentation and Reporting

• Maintain accurate service logs, maintenance records, and work orders.
• Report completed tasks, material usage, and system conditions to supervisors or property management.

6. Compliance and Safety

• Adhere to all safety protocols, OSHA standards, and company policies.
• Ensure proper handling and disposal of refrigerants and hazardous materials.
• Maintain compliance with EPA regulations and local building codes.

7. Collaboration

• Coordinate with property management, contractors, and vendors as needed.
• Support other maintenance team members in general repair tasks when required.

Qualifications

Education and Experience

• High school diploma or equivalent required.
• Technical certification or vocational training in HVAC or related field preferred.
• 2–5 years of experience in HVAC maintenance, preferably in residential or commercial settings.

Certifications (Preferred or Required)

• EPA Section 608 Certification (required for handling refrigerants)
• HVAC Certification from an accredited institution
• OSHA Safety Training (preferred)

Technical Skills

• Strong knowledge of HVAC systems, electrical components, and mechanical systems
• Ability to read blueprints, schematics, and technical manuals
• Proficiency in troubleshooting and diagnostic tools
• Familiarity with preventive maintenance programs and CMMS systems

• Strong problem solving and analytical skills

• Effective communication and teamwork
• Time management and ability to prioritize tasks

Physical Requirements

• Ability to lift up to 50 lbs
• Ability to work in confined spaces, rooftops, and varying weather conditions
• Prolonged periods of standing, bending, and climbing ladders

Work Environment

• Residential, commercial, or industrial properties
• Exposure to mechanical equipment, noise, and varying temperatures
• May require on call availability for emergency maintenance
