Position Information Classification Title Maintenance Worker I FLSA Non-Exempt FTE 1.00 Minimum Qualifications High school diploma or equivalent Preferred Qualifications High school diploma or equivalent preferred Five years of experience, vocational training in one of the applicable trades, or any equivalent combination of training and experience Position Summary The primary function of this employee is to participate in maintenance related activities to develop proficiency in all aspects of skilled trades. This employee will perform a variety of building maintenance tasks in and around various residence halls, including pathways and public areas. This incumbent serves in one of five facilities zones, housing between 1,000 – 2,000 residents each. The position performs duties necessary to uphold communication and customer service with a variety of peers, residents and other departmental stakeholders; performs periodic duties during weekend and holiday shifts to uphold the standards of care for a 24-hour, seven-day a week residential program. Must be available to work specified shift, with occasional additional shifts on Saturday, Sunday, or after hours, as needed. Knowledge, Skills, Abilities And/or Competencies Knowledge, Skills, Abilities and/or Competencies: Safely operates and uses various tools associated with the skilled trades worker field, e.g. power and hand tools. Carries out work assignments with the expected degree of independence and with limited callbacks for cleanup or additional repairs. Effectively communicates and collaborates in a professional and consistent manner with a wide variety of individuals such as building service workers, residence hall staff, students/families and other team members via telephone, in writing, or in person. Proven ability to work as a team member. Can effectively utilize a variety of computer applications in the completion of assigned tasks, including but not limited to OneSource, the Microsoft Office Suite, UGA email and employee websites. Designated as Essential Personnel Pool (meaning may be asked to report to work) for the purposes of maintaining critical operations during inclement weather or other emergency situations. Employees in this role may be required to report to work when the University is closed or operating under modified conditions. The employee will be contacted by their supervisor (or designee) with instructions on when and where to report and what duties will be necessary. The designation of Essential Personnel Pool will be reviewed annually during the performance evaluation period to ensure alignment with operational needs. Duties/Responsibilities Basic Repairs Respond to work orders requesting service. Participate in maintenance related activities to develop proficiency in all aspects of skilled trades, including, but not limited to: Assist facilities maintenance workers with minor electrical repairs and troubleshooting as needed. Perform filter changes and minor periodic maintenance as needed for equipment related to the day-to-day functions within the residence halls. Assist facilities maintenance workers with drain and plumbing issues that may require an additional person to complete the necessary task. Assist facilities maintenance workers with the replacement of doors and windows and any associated hardware for proper functionality. Assist facilities maintenance workers with the removal and replacement of appliances within resident apartments utilizing hand trucks and associated equipment as needed. Perform touch-up painting in common areas and apartments in a clean and thorough manner, Maintain pathways and exteriors of all buildings by blowing leaves and periodic pressure washing. Percentage of time 45 Duties/Responsibilities Periodic Inspections Inspect fire extinguishers in common areas monthly, maintaining appropriate documentation. Inspect and clean mechanical rooms, storage rooms, and common areas maintaining appropriate storage of combustibles and non-related items. Assure that all associated doorways and entrances are accessible.
