Assistant Maintenance Supervisor

GoldOller is seeking a highly skilled and experienced Assistant Service Manager to join our team of professionals. This role supports the Service Manager in overseeing maintenance operations of our multifamily properties. The position offers a $1,000 retention bonus and opportunities to earn monthly bonuses. Responsibilities Assist in oversight of all work associated with the upkeep and maintenance of the building and grounds. Physically walk and inspect the property on a regular basis, including vacant units, to ensure adherence to established standards. Conduct property inspections for move‑in, housekeeping, and grounds. Ensure service requests are responded to within 24 hours and communicate with residents when the issue cannot be resolved in a timely manner. Assist in oversight of maintenance of the grounds, trash container areas, and common areas. Be available for emergency calls and respond according to GoldOller’s policy on after‑hour emergency calls. Manage regular maintenance of building exteriors, interiors, and common areas. Skills and Knowledge Needed Knowledge of property management policies and procedures related to maintenance operations. Understanding of Fair Housing, Fair Credit Reporting Act, Americans with Disabilities Act, landlord‑tenant law, OSHA standards, and local and state building codes. Effective verbal and written communication skills. Position Requirements Minimum two years of multifamily housing maintenance experience in residential property management. Physical ability to lift, push, pull, and carry up to 80 pounds; ability to stand, walk, squat, reach, stoop, climb stairs/ladders, and balance frequently. Valid driver’s license and a reliable personal automobile for local job‑related travel. Possession of tools needed to perform routine maintenance tasks. Formal training or experience in carpentry, plumbing, electrical, painting, or refurbishing. EPA/HVAC certification required. Certified Pool Operator (CPO) and/or Certified Apartment Maintenance Tech (CAMT) preferred. Availability to work weekends as needed. Travel to other sites and out of state as needed.
