Commonwealth Building is a commercial General Contractor and Construction Management firm serving New England. We specialize in ground-up construction, tenant improvements, and occupied renovations in the retail, restaurant, corporate, and commercial sectors.

We are seeking an experienced Senior Project Manager to oversee multiple commercial construction projects from preconstruction through closeout. Reporting directly to the Project Executive, this role is responsible for project execution, client relationships, schedule management, financial performance, and team leadership.

Key Responsibilities

Preconstruction

• Review drawings, specifications, and contract documents.
• Lead project turnover and preconstruction meetings.
• Develop project schedules and execution plans.
• Manage subcontractor buyout and procurement.
• Coordinate permits, logistics, staffing, and project startup.
• Collaborate with clients, architects, engineers, and field staff.

Construction

• Lead projects from kickoff through completion.
• Manage budgets, schedules, forecasting, and job cost reporting.
• Maintain strong client relationships and serve as the primary point of contact.
• Oversee subcontractors, vendors, and project teams.
• Manage RFIs, submittals, change orders, meeting minutes, and project documentation.
• Ensure quality control, safety, and timely project completion.
• Work closely with Accounting on billings, collections, and vendor payments.

Closeout

• Complete punch list and project closeout documentation.
• Deliver owner manuals, warranties, as-builts, and final reports.
• Review final project financials and participate in project debriefs.
• Ensure final billing and subcontractor closeout are completed.

Technology

Experience with the following is preferred:

• Procore
• Sage 300
• Microsoft Project
• Microsoft Office Suite

Qualifications

• Bachelor's degree in Construction Management, Engineering, or related field preferred.
• 10+ years of commercial construction project management experience.
• Experience managing multiple projects simultaneously.
• Strong leadership, communication, and organizational skills.
• Proven ability to deliver projects on time and within budget.
• Experience in retail, restaurant, corporate, or commercial construction is preferred.
