SUMMARY To assist the Director of Facilities while performing all HAVC duties, maintaining all heating, ventilating, air conditioning, and refrigeration equipment for the campus and for the satellite health centers by performing the following duties. PRINCIPAL DUTIES AND RESPONSIBILITIES Repair and maintain boiler equipment, chemical treatment, adjustments, cleaning, filter changes, etc. on a daily basis. Chart complaints on room temperature, analyze problems and causes, and follow through with corrections on a daily basis. Repair and maintain all air conditioning equipment, chillers, and individual units, and perform cleaning and filter changing tasks on a daily basis. Repair and maintain all ventilating equipment and special filtering equipment on a daily basis. Repair and maintain domestic hot water systems and main water inlets on a daily basis. Repair and maintain all refrigeration equipment. Some computer skills are needed. COMPETENCIES To perform the job successfully, an individual should demonstrate the ability to identify and resolve problems in a timely manner, observe safety and security procedures, and report potentially unsafe conditions. The person in this position should also be punctual and dependable, able to follow instructions, respond to management direction, and take responsibility for his/her own actions. QUALIFICATIONS Minimum of High School or GED required; one-year certificate in heating and cooling from college or technical school preferred; and several years’ related experience and/or training; or equivalent combination of education and experience. Well-versed in all phases of HVAC, piping, electrical, closed hot water systems, and the analysis and testing of all equipment. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Some computer skills are required: Word Processing software, sending e-mails, and using specialized maintenance tracking software such as Track‑It; knowledge of computer‑controlled heating and cooling systems is preferred. Must be able to work overtime occasionally on evenings or weekends. CERTIFICATES, LICENSES, AND REGISTRATIONS EPA license and HVAC certificate. PHYSICAL DEMANDS Recognize that the role requires frequent standing, walking, use of hands and fingers, and reaching with arms to perform repair work on boilers and heating and cooling equipment. Occasionally climbing or balancing, stooping, kneeling, crouching, or crawling may be required. Must occasionally weigh and move parts and equipment up to 100 pounds. Must occasionally talk and hear. Specific vision abilities required include close vision to read equipment controls and instruction manuals. WORK ENVIRONMENT Regular exposure to wet or humid conditions in the boiler room and while working outdoors; some possibility of exposure to bloodborne pathogens. Must follow the college’s bloodborne pathogen exposure procedures. Also possible exposure to toxic or caustic chemicals. Noise level generally moderate.
