Senior Facilities Mechanic – On-site North Reading, MA About The Role As a CBRE Senior Facilities Mechanic, you will be responsible for building maintenance for a facility, campus, or portfolio of small to medium sized buildings. This position is a part of the Facilities Management functional area which focuses on all aspects of the operations of a set of assets, providing support to Property Managers regarding repairs and investment plans. What You’ll Do Monitor and adjust Building Management System (BMS) for efficient operation. Design, manage, and improve the preventative maintenance program. Manage and engage vendors to perform routine/preventive maintenance for BMS, electrical distribution/UPS/Generator/ATS/switchgear & batteries, HVAC, plumbing, fire alarm, fire suppression, and generator fuel. Respond to and troubleshoot emergency maintenance issues and hot/cold calls from occupants. Utilize the work order management system to record tasks. Conduct routine building walks, document deficiencies, and engage vendors to correct issues. Consult on Tridium BMS implementation, ensuring no device or function is lost in transition. Consult on lighting control system enhancements. Develop reports on building efficiency and help develop performance metrics. Develop and implement test plans for critical systems and BMS alarming, setting action plans. Provide general project support for building infrastructure questions and impact. Understand site electrical distribution loading and recommend expansion when required. Ensure site lighting and time clocks are operational. Maintain an energy management program to minimize operating costs. Lead site energy efficiency audits. Develop and track KPIs related to building operations such as response times, maintenance costs, vendor performance, operational impact, and systems/building uptime. Be available to respond after hours, which may require on‑site emergency response. Comply with all applicable codes, regulations, governmental agencies, and client directives related to building operations and work safety. Inspect building systems including fire alarms, HVAC, and plumbing to ensure operation within design capabilities and client prescriptions. Prepare and review work orders, estimates, and invoices; follow up on materials, supplies, and vendors. Perform repairs and maintenance on building systems when vendors are not utilized or in extraordinary circumstances. Respond quickly to emergency situations, summoning additional assistance as needed. May take directions from others for special projects as instructed by the manager. Perform other duties as assigned. Must be able to travel domestically or internationally up to 20%. Supervisory Responsibilities No formal responsibilities at this time but could change in the future. May provide informal assistance such as technical guidance and/or training to co‑workers, and may coordinate work and assign tasks. Qualifications High school diploma or GED and a minimum of four years of related experience and/or trade school training. Current authorization to work in the United States without the need for visa sponsorship. Strong communication skills: ability to comprehend and interpret instructions, produce routine reports, and present information internally. Basic financial knowledge: ability to calculate simple figures such as percentages and averages. Reasoning ability: ability to solve practical problems and handle situations with limited standardization. Physical requirements: stooping, standing, walking, climbing stairs/ladders, and ability to lift/carry heavy loads of 50 lbs. or more. Preferred Qualifications Experience with Tridium or Trane BMS. Construction project management knowledge. Advanced proficiency in Microsoft Office (Word, Excel) and Microsoft Project. Experience with operational processes and people management. Certifications: Universal CFC certification, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair. Compensation CBRE carefully considers factors to determine compensation, including education, training, and experience. The minimum salary for this Senior Facilities Mechanic position is $98,000 annually (approximately $47.11 per hour); the maximum salary is $105,000 annually (approximately $50.48 per hour).
