The Role: The Project Engineer coordinates the construction and administrative requirements of bid packages, organizes those complexities into a system that monitors vendor compliance, and manages the information flow required to incorporate project components and systems within the progress schedule. Responsibilities: Maintains policies and detailed procedures for the submittal, review, coordination, approval, and distribution of shop drawings, samples, and related materials. Establishes and maintains project engineering files for subcontracts, bid packages, records, plans, specifications, changes, clarifications, and as-built documents. Expedites vendor estimates and proposals and prepares company estimates and proposals for owner-submitted changes. Prepares subcontractor change orders for Project Manager processing. Works with the Project Manager, Superintendent, and Project Accountant to prepare the general requisition and follow it through payment. Prepares as-built packages and operations and maintenance manuals. Initiates and tracks jobsite purchases. Maintains rental equipment logs to support proper billing and remove unnecessary rentals from the site. Ensures compliance with required miscellaneous construction permits. Collates punch lists and distributes them to subcontractors. Tracks RFIs, ASIs, and related items and distributes information to subcontractors. Maintains jobsite safety records. Non-Essential Functions: Performs other tasks assigned by the manager. Experience: Three to five years in a related field. Minimum Educational Qualifications: Bachelor’s degree in Business, Engineering, Architecture, or a related field. Certifications or Licensure: None required. Knowledge, Skills, and Abilities: Clear and concise written and verbal English communication. Ability to create and deliver group presentations and write clear, concise reports. Basic arithmetic skills for measurements, estimates, averages, percentages, and totals consistent with the Business Math Policy. Basic Microsoft Office skills across word processing, spreadsheets, and presentations. Ability to operate standard office equipment. Effective communication and strong interpersonal skills. Strong attention to detail and ability to meet deadlines. Working Environment: Normal office environment. Physical Demands: Normal office environment. Training: Complete Vivmark Residential new-hire orientation within 30 days of employment or at the first available session. Complete any other applicable training assigned by the manager.
