Facility Maintenance TechnicianLocation: Asheville, NC 28801Pay Rate: $21.00/hrShift: FacMaintThe Maintenance Technician has the primary role to maintain the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. Every effort has been made to identify the essential functions of this position. The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or is an essential function of the position.Essential Functions and Job Responsibilities (reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions):Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing laws, and all other laws pertaining to multifamily housing;Must be knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, pool chemicals flammables, Caustics and Freon;Must have basic knowledge of electricity, electrical appliances, plumbing, refrigeration systems, plastering, HVAC, swimming pools, painting, drywall repair and carpentry;Must be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc.;Performs routine preventive maintenance and processes work orders on all company buildings and equipment as directed by Service Manager and Property Manager. Inspects and maintains all tools in excellent condition;Performs work area clean-up and safety related duties;Ensures that storage areas remain locked when not in use;General Diagnoses and performs minor or routine maintenance or repair;Inspects and performs all needed make-ready repairs and services. Ensures that quality standards are met prior to resident occupancy;Reports all major repairs and need requisitions to Service Manager and Property Manager prior to any expenditure of funds;Changes locks and make keys;Cleans dumpster area, breeze-ways, and building exteriors;Maintains on-call report and log of service calls;Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary;Must be knowledgeable of inventory levels of spare parts and supplies and inform Service Manager of shortages;Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant;Must have the ability to cross-train and cover co-worker side work and duties as needed;Actively participate, provide input, and support department and campus-wide meetings;Actively participate and accept personal responsibility to ensure the success of the Corporate Compliance Program;Perform any other duties and/or tasks that may be assigned on an as-needed basis by an authorized supervisor.CompetenciesResident focused;Ethical conduct;Flexibility;Must function independently, have flexibility, personal integrity, and the ability to work effectively with residents, personnel, and support agencies;Must meet the general health requirements set forth by the policies of this facility;Must be able to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility.Typical Physical DemandsMust be able to move intermittently throughout the work day;Employee must have the ability and knowledge to lift and move residents safely;Must be able to push, pull, move, and/or lift a minimum of 30 pounds to a minimum height of 3 feet and able to push, pull, move, and/or carry such weight a minimum distance of 10 feet with or without a mechanical device;Must be able to sit approximately 10% of time and to stand approximately 90% of the time;Use proper body mechanics; and be able to adapt to changing workload without interference of resident care: Be able to bend, stoop, kneel, and bend at the waist;Must be able to sit and stand for extended periods of time.Safety/OSHATakes personal responsibility for safety in the workplace;Follows the established safety regulations, to include fire protection/prevention, infection control, etc.;Follows the established regulations governing the use of labels and SDS's for hazardous chemicals;Follows the facility procedure manuals identifying safety precautions and equipment to use when performing tasks that could cause bodily injury;Follows the established ergonomic policies and procedures;Follows the approved guidelines in accordance with Bloodborne Pathogen training for the tasks that involve potential exposure to blood, body fluids, or hazardous chemicals;Other safety items that may become necessary/appropriate to assure that the organization is maintained in a clean, safe and sanitary manner;Comply with infection control policies and procedures;Required PPE: appropriate clothing/shoes, hardhats, respirators, etc;Takes personal responsibility to report any safety concerns to a supervisor or manager.Work EnvironmentEmployee may be exposed to fumes or airborne particles;Employee is frequently exposed to a variety of resident conditions and elements;Employee is exposed to a moderate level of noise;Must be able to cope with the mental and emotional stress of the position;Is subject to injury from falls, odors, etc., throughout the work day, as well as reactions from dust, disinfectants, and other air contaminants;Communicate with the nursing personnel and department supervisors, and all other necessary department supervisors;Maintain a liaison with the residents, their families, support personnel, etc., to assure that the residents' needs are continually met;Is subject to frequent interruptions;Work beyond normal working hours and on weekends and holidays when necessary;Is subject to call-back during emergency conditions (severe weather, evacuation, post-disaster, etc.).
