Senior Estimator - Multi-Family

Senior Estimator

We are seeking a Senior Estimator with a proven background in hard-bid construction to support a growing pipeline of multifamily and renovation projects. This individual will play a key role in developing competitive, accurate bids in a fast-paced environment, working closely with operations, preconstruction, and subcontractor partners.

This role is ideal for someone who thrives in a deadline-driven, plan-and-spec bidding environment and brings deep experience building estimates from the ground up.

Key Responsibilities

• Lead the full hard-bid estimating process from document review through bid submission
• Perform detailed quantity takeoffs and develop comprehensive cost estimates for labor, materials, and equipment
• Analyze drawings, specifications, and addenda to identify scope requirements and risk
• Solicit, qualify, and level bids from subcontractors and vendors
• Develop and maintain strong subcontractor relationships to ensure competitive coverage
• Prepare bid summaries, scope comparisons, and leveling sheets
• Identify value engineering opportunities and cost-saving strategies
• Coordinate with project management and field teams during handoff
• Maintain awareness of market conditions, pricing trends, and labor availability

Qualifications

• 10+ years of estimating experience in commercial construction
• Strong background in hard-bid / plan & spec projects (public or private)
• Experience estimating multifamily, renovation, or mixed-use projects preferred
• Proficiency with estimating and takeoff software (e.g., Bluebeam, On-Screen Takeoff, Procore, or similar)
• Strong understanding of construction means, methods, and sequencing
• Ability to manage multiple bids simultaneously under tight deadlines
• Excellent analytical, organizational, and communication skills
