Lead Maintenance Technician - Property Care & Team Lead

Senior Maintenance Technician Under the direction of the Property Manager, the Senior Maintenance Technician is responsible for providing excellent resident service through daily maintenance projects as assigned by the property management team. The position ensures the proper physical and mechanical upkeep of the assigned property of the portfolio by performing general interior and exterior maintenance tasks. This position requires flexibility, initiative, and the ability to confidently oversee the maintenance functions of the property. Punctuality, professionalism, and strong customer-service skills are also needed to support the initiatives of this position. Position Focus Maintenance Provide best in class maintenance service to resident apartments and common areas of the building. Working knowledge of general plumbing, electrical and apartment repairs. Should be able to effectively lead a team of three maintenance technicians to affectively service the majority of apartment repairs. Customer Service Respond to all resident maintenance requests in a timely and courteous manner Who you are High school diploma or GED Valid driver’s license A reliable vehicle for travel Three-five years of maintenance experience preferred Ability to work with all levels of employees, residents, and vendors Dependable, on-time, and good time-management skills What you’ll do Establish working relationships with supervisor, residents, and vendors. Respond to maintenance requests, using work tickets to track calls. Monitor all mechanical and electrical equipment and other components to assure the building has continuous heat or air conditioning, power, and hot water. Maintain building lighting, including light fixture, bulb, and ballast replacements, which may involve the use of extension ladders. Maintain basic plumbing fixtures and plumbing issues. This includes replacing faucets, toilets, toilet flappers, showerheads, diverters, fluid masters, and all other plumbing as the property requires. Complete, as needed, minor drywall repairs and painting in units and/or common areas. Maintain and repair doors, locks, windows and screens, as needed. Correct emergency conditions such as flooding, sewer backup, and equipment malfunctions. This includes problem resolution and cleanup during and after corrective action has been taken. Respond to all resident maintenance requests in a timely and courteous manner Adhere to safety protocols when completing maintenance tickets to ensure the safety of yourself and residents. Provides timely communication maintenance concerns or trouble tickets with Property Manager Performs other duties as assigned. This is a full time, non-exempt position. The schedule will require 40 hours per week, including rotating on-call shifts. Daily working hours will depend on the requirements of the specific property. This schedule is subject to change based on business needs .
