Due Diligence Manager

Job Description Due Diligence Manager The due diligence manager provides risk analysis and detailed land development budgets to the land acquisition team and collaborates with multiple departments to support new land opportunities across Maryland, West Virginia, and Virginia. The role includes managing a team of outside consultants and internal specialists to prepare feasibility reports, schedules, underwriting support, and assistance in obtaining entitlements and development approvals for new residential communities. Your Responsibilities on the Team Manage due diligence efforts for potential land acquisitions, including feasibility studies, budgets, entitlement and development schedules, risk assessments, and title review. Exercise ownership of initial community entitlement documents, construction schedules, budgets, cash flow projections, title reports, and conditions of approvals. Coordinate with outside consultants and contractors to assess project construction costs, entitlement processes, and requirements, and to evaluate overall development feasibility during due diligence. Prepare collateral materials such as aerial photos, maps, exhibits, and covers. Coordinate with consultants—architects, engineers, landscape architects, soils and environmental engineers, traffic engineers, and public relations consultants—to assess and characterize costs, risks, and development timing. Engage with state and federal agencies (CDFW, USFWS, ACOE, FEMA) to characterize obligations and impacts on the project. Manage third‑party reports required for deals and ensure they are completed within contractual deadlines. Evaluate contracts, proposals, and vendor documentation related to the study and development of the property. Review and evaluate development plans for new communities. Research approvals/permits, zoning, engineering plans, improvement estimates, environmental reports, utilities, affordable housing components, surveys, and building costs. Maintain file database and other land‑department files and systems. Your Toolbox High school diploma or GED required. Bachelor’s degree or equivalent, preferably in engineering, construction management, economics, finance, or a related real‑estate field. At least five years of experience in land development, project management, or land acquisition with residential or land‑development firms. Advanced skills in Microsoft Office, especially Excel for financial modeling, PowerPoint, Adobe platforms, and/or Bluebeam. Valid driver’s license and good driving record. Valid auto insurance coverage. Excellent verbal and written communication skills. Team‑work orientation. Strong research skills and ability to assemble information from multiple sources promptly. Ability to multitask, prioritize, and adapt to changing priorities. Initiative to achieve objectives with minimal supervision. Detail‑oriented problem‑solver capable of handling complex situations. Physical & Office/Site Presence Requirements Associate will work on projects throughout WV, VA, and MD. Regular, in‑person attendance at company communities, job sites, and offices during normal work hours is essential. The role may require working more than eight hours per day as needed. Finger dexterity may be required to operate a computer keyboard and calculator. General Overview of Compensation & Benefits The base compensation for this position ranges from an annual salary of $80,297.82 to $125,948, subject to adjustment based on qualifications, geographic pay differentials, and operational considerations. May be eligible for bonuses. May be eligible for commissions. Eligible for company benefits per policy. Information is a general overview and may be modified by the company.
