The Assistant Maintenance Supervisor plays a critical role in supporting the maintenance department within the HOA industry by ensuring that all properties under management are maintained to the highest standards of safety, functionality, and appearance. This position involves assisting in the coordination and supervision of maintenance staff, managing repair schedules, and ensuring timely completion of work orders to minimize downtime and tenant inconvenience. The Assistant Maintenance Supervisor will collaborate closely with property managers and vendors to address maintenance issues proactively and maintain compliance with all relevant codes and regulations. This role requires a hands-on approach to troubleshooting and resolving maintenance challenges while fostering a productive and safe work environment. Ultimately, the Assistant Maintenance Supervisor contributes to tenant satisfaction and property value preservation through effective maintenance operations and team leadership.

Minimum Qualifications:

• High school diploma or equivalent required; technical or vocational training in building maintenance or related field preferred.
• Minimum of 3 years of experience in maintenance or facilities management, with at least 1 year in a supervisory or lead role.
• Strong knowledge of HVAC, electrical, plumbing, and general building systems.
• Ability to read and interpret blueprints, technical manuals, and safety regulations.
• Valid driver's license and reliable transportation.

Preferred Qualifications:

• Associate degree or certification in facilities management, building maintenance, or a related discipline.
• Experience working in the real estate, rental, or property management industry.
• CPO Certification
• Certification in OSHA safety standards or equivalent safety training.
• Demonstrated leadership skills with experience in team training and development.

Responsibilities:

• Assist in supervising and coordinating daily activities of maintenance staff to ensure efficient and effective property upkeep.
• Schedule, assign, and monitor maintenance tasks including repairs, preventive maintenance, and inspections across multiple properties.
• Respond promptly to maintenance requests and emergencies, providing technical guidance and support to maintenance technicians.
• Maintain accurate records of maintenance activities, work orders, inventory, and equipment to ensure operational transparency and compliance.
• Collaborate with property management and external contractors to plan and execute capital improvement projects and routine maintenance.
• Ensure all maintenance work complies with safety standards, building codes, and company policies.
• Train and mentor maintenance staff to enhance skills, safety awareness, and productivity.

Physical Requirements:

• Ability to stand and walk for extended periods during inspections, maintenance activities, and facility rounds.
• Ability to frequently bend, stoop, kneel, crouch, reach, climb, and work in confined or awkward spaces.
• Ability to lift, carry, push, and pull tools, equipment, materials, and parts weighing up to 50 pounds.
• Ability to climb and work safely from ladders, stairs, lifts, and elevated work areas.
• Ability to use hand tools, power tools, and maintenance equipment safely and effectively.
