Apartment Maintenance Technician II/III – Triangle, VA Qualifications You must have at least 2-4 years of maintenance experience, advanced knowledge of HVAC, electrical, plumbing, appliances, and building systems, leadership experience or the ability to mentor and guide others (for level III techs), a valid driver’s license, acceptable driving record, and reliable transportation. Schedule: Monday–Friday 8:00am–5:00pm with a rotating on‑call schedule shared among maintenance technicians (no constant nights or weekends). Responsibilities Diagnose and resolve complex HVAC, plumbing, electrical, appliance, and structural issues. Serve as the lead technician and primary escalation point for difficult repairs. Prioritize, assign, and monitor work orders to ensure timely completion. Oversee preventative maintenance schedules and property inspections. Lead apartment turns and ensure units are completed on time and to quality standards. Train, mentor, and support maintenance team members. Coordinate vendor and contractor work to ensure quality and compliance. Promote a strong culture of safety and accountability.
