We are seeking a reliable and detail-oriented Property Caretaker to oversee an unoccupied residential property in Mission Hills, KS. This position is ideal for a responsible individual with experience in property management, home maintenance, restoration, or caretaking. The caretaker will visit the property 1–2 times per week to ensure the home remains secure, well-maintained, and free of any issues that could worsen while the property is vacant. Responsibilities:

• Conduct routine interior and exterior property inspections
• Check for water leaks, plumbing issues, mold, termite activity, pest infestations, or other maintenance concerns
• Flush toilets and run water through sinks and fixtures during each visit to maintain plumbing systems
• Verify that all doors, windows, gates, and access points are secure
• Monitor heating, cooling, electrical, and lighting systems for proper operation
• Inspect landscaping, irrigation systems, drainage, and overall grounds condition
• Check for signs of vandalism, trespassing, storm damage, or safety hazards
• Observe the condition of roofs, exterior walls, decks, patios, garages, and fencing
• Coordinate repairs and maintenance services when authorized
• Monitor the performance of landscapers and other vendors when applicable
• Maintain detailed records of each visit, including photographs and written observations
• Submit a brief report after each inspection outlining the property's condition and any recommended actions

Qualifications:

• Property management, maintenance, handyman, caretaker, experience preferred
• Strong attention to detail and ability to identify potential issues before they become costly repairs
• Dependable, trustworthy, and self-motivated
• Comfortable using a smartphone to take photos and submit reports
• Excellent communication and organizational skills
• Ability to coordinate with contractors and service providers when necessary

Schedule:

• 1–2 visits per week
• Approximately 20–45 minutes per visit
• Flexible scheduling
