Project Manager - Commercial Construction

We are seeking an experienced Project Manager to join a growing commercial general contracting team in the Des Moines metro area. This role is ideal for a construction professional with 3-5+ years of true commercial general contracting experience who can independently manage projects from preconstruction through closeout.

The Project Manager will oversee project execution, financial performance, scheduling, subcontractor coordination, quality, safety, and client relationships. The ideal candidate is proactive, collaborative, organized, and capable of making sound decisions in a fast-paced environment with minimal supervision.

Key Responsibilities

• Manage commercial construction projects from preconstruction through completion and closeout.
• Lead project turnover from estimating and preconstruction into field operations.
• Develop and maintain project budgets, schedules, procurement plans, and project management plans.
• Coordinate with Project Superintendents, subcontractors, vendors, architects, engineers, and owners.
• Manage contracts, subcontracts, purchase orders, change orders, and project documentation.
• Monitor project costs, billings, cash flow, profitability, and monthly projections.
• Develop and maintain CPM schedules and coordinate procurement and manpower requirements.
• Identify, document, mitigate, and resolve project delays, risks, and potential claims.
• Participate in estimating, bidding, constructability reviews, and contract negotiations.
• Support business development through client relationships, proposals, presentations, and negotiations.
• Manage punch lists, warranty items, project closeout, and final documentation.
• Maintain strong owner and client relationships throughout the project lifecycle.
• Promote high standards of safety, quality, integrity, and professionalism.

Qualifications

• 3-5+ years of true commercial general contracting experience.
• Experience managing commercial construction projects up to approximately $20 million.
• Steel-frame commercial construction experience required.
• Experience with tenant improvements and ground-up construction.
• Multifamily construction experience strongly preferred.
• Experience with commercial/mixed-use, retail/restaurant, industrial, and historical renovation projects is a plus.
• Strong understanding of contracts, subcontracts, change orders, scheduling, cost control, and construction operations.
• Proficiency with Microsoft Office Suite and construction scheduling software.
• Four-year construction-related degree or equivalent combination of education, technical training, and experience.
• Strong communication, organization, negotiation, and problem-solving skills.
• Ability to work collaboratively with field and office teams while taking ownership of assigned projects.

Project Environment

• Projects are primarily located within a 30-mile radius of the Des Moines metro area.
• No routine overnight travel.
• Hybrid office and job-site position.
• Projects range from approximately $800K to $110M, with the primary project sweet spot around $5M-$20M.
• Approximately 50% tenant improvement and 50% ground-up construction.
• Approximately 95% of projects are steel-framed.
• Project Managers typically support 1-3 projects, depending on project size, scheduling, and sequencing.
