Associate Director/Director, Industrial Acquisitions

Associate Director/Director, Industrial Acquisitions – Atlanta, GA Position employed by Shine Associates, LLC on behalf of a private real estate investment company. Responsibilities Market Selection : Review and evaluate market data quarterly, recommend target markets and sub‑markets for acquisitions. Deal Sourcing : Source potential real estate industrial acquisitions; network within the real estate community to establish contacts with competitors, brokers, management companies, developers, potential sellers, data providers, etc.; maintain a current pipeline of for‑sale properties; travel extensively to source new transactions. Industrial Acquisition Process Management : Prepare market analysis, develop financial assessments and acquisition pro forma, supervise assigned real estate analyst, negotiate with sellers, assemble and manage due diligence team, develop business plans with Property Operations and Asset Management, assist Treasury in obtaining financing, present to Investment Committee for approval, provide guidance and oversight of subordinates when applicable. Industry Affiliations : Participate in national trade associations such as ULI and NAIOP. Skills and Abilities Excellent verbal and written communication, interpersonal and negotiation skills. Extremely detail‑oriented with the ability to organize and prioritize projects and complete multiple tasks on schedule. Ability to problem‑solve and exercise independent judgment while displaying a high degree of initiative and accuracy. Experience in Argus and Excel preferred. Knowledge of financial analysis and modeling. Ability to maintain confidentiality. Willingness to travel extensively. Qualifications Bachelor's degree in Finance or Real Estate preferred; or a minimum of five years of industrial acquisitions experience; or an equivalent combination of education and experience. Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from managers, clients, customers, and the general public. Ability to work with mathematical concepts such as probability, statistical inference, geometry, and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
