A Licensed Title Agent / Escrow Officer oversees residential and commercial real estate transactions from contract to closing. This position requires strong knowledge of title insurance practices, escrow procedures, and real estate closing regulations. The individual serves as a neutral third party responsible for safeguarding escrow funds and ensuring all transaction requirements are completed accurately and efficiently.

Key Responsibilities

• Open and process title and escrow files for residential and commercial transactions.
• Review purchase contracts, lender instructions, title commitments, surveys, and closing documentation.
• Coordinate closings with buyers, sellers, lenders, Realtors, attorneys, and mortgage brokers.
• Prepare settlement statements, closing disclosures, affidavits, deeds, and related closing documents.
• Verify payoff statements, taxes, HOA estoppels, and other transaction-related charges.
• Manage escrow accounts and disbursement of funds in accordance with state and federal regulations.
• Ensure compliance with underwriter guidelines, lender requirements, and regulatory standards.
• Resolve title issues, curative matters, and discrepancies prior to closing.
• Conduct closings and explain documents to parties involved in the transaction.
• Issue title insurance policies and maintain accurate closing records.
• Provide exceptional customer service and maintain professional communication throughout the transaction process
