Vertical Construction Project Manager

As a General Construction Project Manager, you will lead commercial and building projects from preconstruction through closeout — coordinating both subcontractor scopes and self-performed civil and concrete work.

Typical projects may include:

• Commercial buildings
• Municipal facilities
• Industrial support buildings
• Renovations and additions
• Negotiated and alternative delivery projects

You will be responsible for full project ownership — cost, schedule, documentation, and field alignment.

You will:

• Develop and manage project budgets and schedules
• Lead subcontractor buyout and scope alignment
• Plan and coordinate self-performed civil and concrete scopes
• Collaborate closely with Superintendents and field crews
• Manage RFIs, submittals, and change orders
• Track job cost and forecast cost-to-complete
• Prepare and manage pay applications
• Communicate clearly with owners, architects, and engineers
• Identify risks early and drive solutions before they escalate

This role requires someone who understands both subcontractor coordination and field production realities.

Integrated Project Leadership

• Alignment between self-performed crews and subcontractors
• Production planning across multiple disciplines
• Quality control systems across building and site work
• Improved handoffs from estimating to field execution

Financial & Risk Discipline

• Budget forecasting and margin protection
• Managing committed cost vs. actual cost
• Change order strategy and contract administration
• Schedule risk mitigation

Long-Term Growth

• Expanded involvement in negotiated and design-build work
• Mentoring Assistant PMs and Coordinators
• Influence over estimating feedback and cost database accuracy
• Client relationship development and repeat work opportunities

You have:

• 5+ years of commercial or building construction project management experience
• Experience managing subcontractor-heavy projects
• Experience coordinating self-performed scopes such as concrete, utilities, or earthwork
• Working knowledge of contracts and delivery methods
• Strong understanding of schedule sequencing and critical path
• Experience with job cost tracking and forecasting

You are authorized to work in the U.S. without sponsorship and can pass a background and driving record check.

Even better (but not required) if:

• Experience in municipal or public facility construction
• Experience with design-build or negotiated delivery
• Experience managing MEP-heavy building projects
• Familiarity with Acumatica Construction Edition
• Experience with HCSS software solutions

You’ll manage projects that integrate civil, concrete, and building scopes — not just subcontract coordination.

• Target 45–50 hour work week
• Early Fridays
• 3 weeks PTO + 7.5 paid holidays, plus your birthday off after 1 year
• 90-mile service radius — home nightly with rare exceptions

Compensation & Benefits

• Salary range: $85,000 – $120,000 DOE
• Company vehicle or allowance
• Medical, Dental, Vision (minimum 60% company paid)
