Regional Property Manager
Indianapolis, IN / St. Louis, MO (remote, with travel across the portfolio)
$110,000 – $130,000+ / year
OVERVIEW
This is a regional leadership role overseeing a multi-property portfolio of market-rate and B/C class assets across the Midwest. It's a remote-based position with regular travel between properties — a good fit for someone ready to take on portfolio-level responsibility rather than running a single site.
WHAT YOU'LL DO
- Provide operational oversight across multiple Midwest properties
- Support and hold accountable each site's on-site Community Manager and team
- Review property-level budgets, financial performance, and variance across the portfolio
- Set and monitor occupancy, leasing, and revenue goals at the portfolio level
- Travel regularly between properties for site visits, audits, and hands-on support
- Step in directly on underperforming assets to diagnose and fix operational issues
- Coordinate with ownership/asset management on capital planning and portfolio strategy
- Recruit, train, and develop on-site management talent across the portfolio
- Ensure consistent compliance with fair housing and landlord-tenant law across all sites
WHY YOU MATTER
A portfolio spread across multiple markets needs someone who can hold every site to the same standard, catch problems before they show up in the numbers, and keep the whole region performing, not just the easiest property to manage.
WHAT IT TAKES
- 5-7+ years of property management experience, including prior multi-site or regional-level responsibility
- Comfortable managing across both market-rate and B/C class assets
- Strong financial acumen — budgets, variance analysis, and portfolio-level reporting
- Proven ability to lead and develop on-site managers, not just review their numbers
- Willing and able to travel regularly across a multi-state Midwest territory
- Familiar with property management software (Yardi, RealPage, or similar)
- Comfortable stepping into a struggling property and turning it around
- Strong grasp of fair housing law and landlord-tenant regulations
- Valid driver's license and reliable transportation
