Maintenance Director

Base pay in range will be determined by applicant’s skills and experience. Full-time associates in role are eligible for an annual bonus incentive and sales referral bonuses. Temporary associates are not benefits eligible but may participate in the company’s 401(k) program. Responsibilities Direct community maintenance, housekeeping, and laundry staff, including hiring, training, evaluating performance, resolving disciplinary issues, and firing. Direct maintenance and upkeep of buildings and grounds through maintenance staff, inspecting completed work for conformance to standards and policies. Implement preventative maintenance programs; coordinate compliance with local, state, and federal building codes, SDS, OSHA, EPA regulations, and fire codes. Coordinate engineering contractors and vendors, ensuring insurance and licenses are current. Conduct regular inspections of life safety systems, including fire extinguishers and sprinkler systems. Coordinate annual apartment maintenance schedule and completion; oversee necessary repairs and maintenance in apartments and common areas including refurbishment for move‑ins. Ensure the property exterior is maintained, including landscaping, snow removal, and garbage/trash removal. Prepare and follow approved budget; track utility consumption and expense files. Maintain inventory control for all general supplies, parts, and equipment needed for repairs and maintenance; maintain all required engineering files. Assess plumbing and electrical problems within the community and determine the best course of action to correct the problem; work within the legal scope of local and state codes. Review safety data sheets (SDS) for potential exposure to hazardous chemicals and take necessary precautions. Assess property damage and file claims in accordance with company policy. Respond appropriately to resident or community emergencies by assisting as needed. Maintain office, shops, and mechanical areas within company standards. Qualifications Education and Experience Associate’s Degree or equivalent from a two‑year college or technical school and a minimum of three to five years related experience and/or training; or an equivalent combination of education and experience. Certifications, Licenses, and Other Special Requirements Valid State Driver’s License required for vehicle travel, as needed. Management/Decision Making Applies existing guidelines and procedures to make varied decisions within a department. Uses sound judgment and experience to solve moderately complex problems based on precedent, example, reasonableness or a combination of these. Knowledge and Skills Possesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment. Has working knowledge of a functional discipline.
