Lead Maintenance Technician

Position Overview Lead Maintenance Technician responsible for maintaining and enhancing the physical condition of the property. Ensures safe, comfortable living environments and timeliness of service requests and repairs. Responsibilities Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management systems. Assist with creating and organizing work orders and general maintenance tasks; complete assigned work orders consistently with company standards. Ensure vacant apartments and garages are rent‑ready, completing turnkey tasks such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other repairs for occupancy. Train, mentor, and oversee the work and projects of Maintenance Technicians I and II. Conduct preventive maintenance for apartments. Inspect community grounds and buildings daily to identify maintenance needs. Maintain an incident‑free safety culture by following all safety policies and procedures. Perform hot works including brazing, soldering, and welding when applicable within company standards. Qualifications 3+ years of maintenance work experience, including HVAC, plumbing, electrical, and general repair. Valid driver's license. HVAC CFC certifications required or willingness/desire to learn. Ability to accommodate an on‑call schedule in rotation. Strong customer service and communication abilities. Good understanding of key control, turnover, and emergency policies. Ability to identify and safely use cleaning and chemical supplies, and read hazard communication safety data sheets. Knowledge of personal protective equipment and proper use. Basic understanding of emergency systems, shutoffs, and operational sequence. Knowledge of paint types and tools.
