Position Summary

We are seeking an experienced and customer-focused Property Manager to oversee the daily operations of a 210-unit multifamily apartment community in Fullerton, California. The ideal candidate will have a proven track record in multifamily property management, strong leadership abilities, excellent customer service skills, and a passion for creating a positive living experience for residents while maximizing property performance.

The Property Manager will be responsible for financial performance, resident satisfaction, occupancy goals, team leadership, vendor management, property maintenance oversight, and compliance with all applicable housing regulations and company policies.

Essential Responsibilities

Property Operations

• Manage all daily operations of a 210-unit apartment community.
• Ensure the property is maintained to the highest standards of appearance, safety, and cleanliness.
• Conduct regular property inspections and coordinate corrective actions as needed.
• Oversee lease administration, renewals, move-ins, move-outs, and resident relations.

Financial Management

• Prepare and manage property budgets and operating expenses.
• Monitor rent collections and delinquency reports.
• Approve invoices, purchase orders, and vendor payments within established guidelines.

Leasing & Occupancy

• Drive leasing performance and maintain high occupancy levels.
• Develop and implement marketing and resident retention strategies.
• Monitor market trends and recommend rental rate adjustments.
• Ensure leasing staff delivers exceptional customer service and meets leasing goals.

Resident Relations

• Foster a positive resident experience through responsive communication and conflict resolution.
• Address resident concerns promptly and professionally.
• Maintain high levels of resident satisfaction and retention.
• Coordinate resident events and community engagement initiatives.

Team Leadership

• Supervise, train, coach, and develop onsite leasing and maintenance staff.
• Conduct performance evaluations and provide ongoing feedback.
• Promote a positive, collaborative, and customer-service-oriented team culture.
• Ensure staff compliance with company policies and procedures.

Maintenance Oversight

• Partner with maintenance personnel to ensure timely completion of work orders.
• Monitor preventive maintenance programs and capital improvement projects.
• Coordinate vendor services and contractor work.
• Ensure compliance with safety standards and risk management policies.

Compliance

• Maintain compliance with Fair Housing laws and all local, state, and federal regulations.
• Ensure accurate resident files and property records.
• Adhere to company policies, procedures, and reporting requirements.

Qualifications

Required

• Minimum 3-5 years of proven property management experience in multifamily housing .
• Experience managing apartment communities of 200+ units preferred.
• Strong customer service and resident relations skills.
• Demonstrated ability to lead and motivate onsite teams.
• Experience managing budgets, financial reports, and property performance metrics.
• Knowledge of Fair Housing regulations and California landlord-tenant laws.
• Strong organizational, problem-solving, and communication skills.
• Proficiency with property management software and Microsoft Office Suite.

Preferred

• CAM (Certified Apartment Manager) designation or other industry certifications.
