Construction Project Manager

The Amsdell Companies draws its roots from the family-owned construction company founded in 1928. Today, it enjoys tremendous success as a premier privately owned real estate company, specializing in the construction, development and management of business parks, industrial parks and related commercial real estate. Amsdell primarily specializing in self-storage facilities under the Compass Self Storage brand.

Summary: Using best practices for project and construction management, this position will participate in the acquisition, development, and expansion/ capital improvement op self-storage properties.

Essential Duties and Responsibilities

• Estimate and manage the cost of construction and capital improvements of new developments, acquisitions, and expansion projects.
• Conduct due diligence on potential acquisition properties to identify project risks and provide risk mitigation planning.
• Develop and oversee detailed project budgets, schedules, and scopes of work as required to meet project strategies and goals.
• Identify value engineering opportunities which can be implemented on both an individual project as well as across multiple projects in the portfolio.Provide recommendations for process and operational improvements.
• Prepare, and coordinate the bid process on assigned projects
• Negotiate and supervise contracted maintenance services for assigned properties
• Oversee property conversions for acquired properties. Conversions include repairs and upgrades to site improvements, asphalt and concrete work, roofing and siding, doors and hardware, signage, surveillance and alarm systems, elevators, plumbing, mechanical and electrical systems as well as office remodeling and other necessary improvements.
• Complete company construction projects as assigned. Ensure that coordination and regular communication of overall project occurs between outsourced design and engineering professionals, construction managers, as well as internal real estate teams and others involved in the planning and construction phases.
• Assure s performance of outsourced project managers and development consultants. Ensures that their work meets company standards for delivery and performance metrics, including quality control and conformance with project plans and standards
• Verify that all building codes, disability design requirements, permits, etc. have been met.
• Advise management of any project delays and budget changes; and identifies alternate actions.
• Select and supervise the daily activities and performance of design/engineering consultants, general contractors, subcontractors, and vendors.
• Oversee replacement of large-scale signs with national sign vendor. Ensure compliance with brand standards.
• Conduct regular site visits as required and prepare project status, progress, and inspection reports.
• Complete construction and maintenance due diligence inspections and create budgets and timelines for acquired properties. Ensure that projects stay within budget and on schedule. Make budget and schedule adjustments and obtain all necessary internal approvals.
• Review all drawings for code compliance and conformance with the company design standards.
• Monitor all inspections or corrections required by governing agencies.
• Generate and maintain accurate paper and electronic files for all assigned projects.
• Participate in property status meetings, and report on project status with detailed and accurate information.
• Review all warranties, O&M manuals and completion of the final punch list required by the contract documents upon completion of projects
• Coordinate final acceptance, inspection, and scheduling of occupancy.
• Work with District Managers on completing maintenance requests and emergency repairs for projects over $1,000.

Qualifications

• Must have relevant employment history that demonstrates real estate development, property maintenance and construction management experience and the application standard facility maintenance repairs and techniques including the usage of mechanical, electrical, plumbing, and/or HVAC equipment.Multi-state property project management experience a strong plus.
• Thorough understanding of and the ability to read construction plans and drawings.
• Thorough understanding of construction means and methods for completion,
• Ability to research, read, interpret zoning codes, building codes, and governmental rules and regulations
• The ability to handle municipality relations, and to effectively navigate the permitting process.
• Ability to communicate with and respond to corporate personnel, outside consultants, and government agencies in a professional way that demonstrates the high standards of the company.
• Experience in in the self-storage industry is highly valued.
• Demonstrated proficiency in word processing and spreadsheet programs to maintain records of information and develop and provide information for the Company’s use.
• Strong project accounting skills, including budget development, ongoing project cost monitoring and large money contract management.
• Ability to learn new software as needed.
• Ability to travel frequently (25%), sometimes on short notice, as dictated by business needs.

Education and/or Experience

• High school diploma or general education degree (GED) and a minimum of three years directly applicable experience required. Bachelor’s degree in related discipline strongly preferred.
