Description Job Overview: As a Property Inspectorthe primary responsibilities are tomaintainan attractive,safeand pleasing environment for residents by performing walking inspections at managers’ discretion. Keep a daily log of the homes inspected and violations noted. Maintain positive, professional relationships with the commercial and residential/tenants and owners, as well as management and vendors. Your Responsibilities: Assiststhecommunityassociation with enforcement of their governing documents and rules by routinely conducting visual inspections of the community and citing owners for non-compliance.Manage the entire process of architectural applications, including generating and sending all approval and denial letters.Read/review plot plans and design plans for compliance.Meet with the Architecture Committee regularly to provide updates.Correspond/respond to inquiries via email or phone with individual owners and provide resolution to question or concerns ina timelyfashionAlways provide exceptional customer service to clients and vendorsKeep a daily log of the visits to communitiesMaintain all compliance with residentsAct professionally and responsibility when handling sensitive compliance situationsViolation prep/data entry/generating violations lettersKeeping a log of all calls/email correspondenceSetting up violations for new contracts according to their written policies Backing up Support Team (phones and emails) as neededReview appeals for waivers and extensionsMaintain Inspection ScheduleMaintain Fine LogPractice and adhere to FirstService Residential Global Service Standards. Conduct business with the highest standards of personal,professionaland ethical conduct. Perform orassistwith any operations asrequiredtomaintainworkflow andto meetschedules. Notify supervision of unusual equipment or operating problems and the need foradditionalmaterial and supplies. Mayparticipatein any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolveproblemsandmaintainspecified level of knowledgepertaining tonew developments, requirements, policies, and regulatory guidelines. Ensure all safety precautions are followed while performing the work. Follow all policies and Standard Operating Procedures as instructed by Management. Perform any range of special projects,tasksand other related duties as assigned. Skills & Qualifications: 2 years’ experience in a service-related industryDemonstrated verbal and written communicationReliable transportation Ability to work independently Demonstrated experience handling conflict resolutionCompliance or construction background preferredPhysical Requirements: Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting,carryingand moving objects that can weigh up to 50lbsor more followingappropriate safetyprocedures. This movement can occur throughout the day. You must also be able to climb several flights of stairs if necessary.Must be able to drive - Some local travel by personal vehicle isrequired Must be able to sit and stand for extended periods of time. Mustbe able to communicate both on the phone and in person with our clients to resolve issues and manage the business. Must have finger dexterity for typing/using a keyboard. Must be mobile enough to move around both the office, to make copies, send mail and faxes and to walk around the property. This could include lengthy walksonuneven areas.Talking and hearing occur continuouslyin the process of communicatingwith guests, supervisors, and other associates. Capable ofworking extended hours, including evenings,weekendsandholidaysas necessary.This position may alternate between working indoors in a controlled climate and with proper lighting, to anoutdoorssetting with variable climate and lighting.Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills. Must be able to work on more than one assignment at a time with frequent interruptions,changesand delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances.
