The Role

The Make Ready/Porter keeps our vacant units turnover-ready and our grounds looking sharp, so every resident's first impression is a great one. This is a hands-on role split between preparing vacant apartments for move-in and maintaining the overall appearance of the property. If you take pride in doing things right and enjoy variety in your day, this role is for you.

What You'll Be Responsible For

Make-Ready Duties

• Prepare vacant units for move-in — hauling trash and debris, removing old flooring or carpet, and assisting maintenance with turnover tasks
• Assist with light repairs, touch-up paint, and cleaning support to bring units to make-ready standard
• Move appliances, furniture, and materials as needed during unit turnovers
• Support pre-move-in walkthroughs alongside the maintenance/community team to confirm units meet standards
• Report any needed repairs, damage, or safety issues discovered during turnover prep

Grounds & Curb Appeal

• Walk the property daily to identify and address debris, litter, or maintenance concerns
• Maintain clean, welcoming common areas, parking lots, breezeways, and building exteriors
• Remove trash, bulk items, and debris from grounds and dumpster areas
• Assist with light landscaping upkeep, including edging and blowing
• Pressure wash walkways and common areas as needed

General Operations

• Deliver notices and communications to resident doors as directed
• Maintain cleanliness and organization of the maintenance shop and storage areas
• Operate equipment safely and responsibly
• Support team members across departments when the property needs it

What We're Looking For

• Prior make-ready, porter, or property maintenance experience preferred
• Comfortable working both indoors and outdoors in varying conditions
• Reliable, punctual, and self-motivated — you don't need to be told twice
• Strong attention to detail and pride in property appearance
• Ability to lift a minimum of 50 lbs.
• Valid driver's license preferred
• Bilingual (English/Spanish) a plus
• High school diploma or equivalent preferred
