Community Manager

Overview Sares-Regis Group is seeking a Community Manager for The Union Flats, a 243-unit community in Union City, CA. This position reports to the regional manager and supports property operations, leasing, and financial performance. Responsibilities Hire, train, and develop a competent property team. Manage daily operations directly or indirectly; review daily rent recommendations and identify opportunities to maximize income. Assist with rent collection, implement delinquent rent procedures, ensure resident insurance compliance, uphold screening criteria and policies, support resident retention initiatives, and prepare timely and accurate weekly reports; approve invoices and ensure data input is timely and accurate. Review and analyze monthly performance, generate meaningful variance reports, and assist with annual budgets and forecasts. Identify market challenges, educate staff and the regional manager about competitors and conditions, and create effective marketing plans. Ensure recurring contract work (e.g., unit cleaning, painting, landscaping) is bid out regularly to guarantee quality and best pricing; verify contractor insurance and lien waiver requirements; monitor contractor performance for quality and timeliness. Ensure OSHA and safety procedures are implemented; conduct safety trainings and maintain up-to-date MSDS information. Collaborate with the maintenance supervisor to identify repairs or capital projects; ensure curb appeal meets corporate and regional standards and address risk management concerns. Adhere to company policies, employee handbooks, and property manuals. Qualifications Excellent problem-solving, interpersonal, and communication skills with leadership/supervisory experience. Minimum 2+ years of experience as a Community Manager for properties with 100+ units. Strong sales skills. Ability to read, analyze, and interpret general business periodicals; ability to write reports and business correspondence. Ability to calculate figures such as discounts, interest, commissions, proportions, percentages; ability to apply basic math concepts. Ability to solve practical problems in situations with varied variables and limited standardization. Proficiency with property-level operations software; Outlook, Internet tools, Excel, and Word. Salary & Benefits Salary range: $100,000–$125,000 annually. Benefits include a 401(k) match, rental incentives and renewal compensation, bonuses, and rental discounts depending on location.
