Leasing Consultant - Overture Arcadia

Leasing Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as the key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering, while proactively supporting resident satisfaction throughout the lease term. Job Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, processing applications, credit screening, preparing lease and move‑in packages, and ensuring a smooth move‑in and lease signing. Collect and record all pertinent information from prospective residents at move‑in. Stay informed about market and competitor conditions that may impact occupancy and sales, and collaborate on short‑ and long‑term marketing plans to sustain occupancy. Design and execute marketing activities and events to drive traffic, including referral programs, employer outreach, internet marketing, and other property‑specific initiatives. Use the on‑site property management software to track availability, record leasing activities, manage resident and prospect data, capture demographic information, and analyze data. Ensure show units meet company standards by inspecting travel paths and ready units, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities. Follow up within 24 hours with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or phone calls, and document all follow‑ups and lead classifications. Support the lease renewal program by preparing renewal letters, meeting with residents before move‑out, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client concerns, taking prompt action to solve problems and document requests for the appropriate individuals. Demonstrate customer service skills by treating residents, prospects, and guests with respect, answering questions, and responding sensitively to complaints about maintenance services. Attend community and networking events, align with local associations, and participate in outreach marketing to generate referral sources and new business leads. Complete financial, administrative, and other reports and analysis, and perform other duties as assigned. Assist Lifestyle Coordinator with event setup as required. Qualifications High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred. 1–3 years of relevant experience in sales, marketing, internet, and customer service, with ability to resolve complaints and complete financial records. Strong reading, writing, and communication skills to comprehend and complete legal documents, explain apartment features, and answer questions. Mathematical skills necessary to process sales conversions. Ability to apply sales skills such as generating leads, conducting presentations, qualifying prospects, and closing deals. Specialized Skills All required state and local licenses or certifications. Valid driver’s license for golf cart operation on property. Proficiency in word processing, spreadsheet, property management applications, and databases. Proficiency in internet marketing, advertising, and sales‑related activities. Ability to adapt sales messaging to specific markets and audiences. Physical Requirements Work in an office environment with occasional outdoor exposure to weather and environmental conditions. Ability to access all exterior and interior parts of the property and amenities. Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance. Ability to stand for extended periods of time. Routine local travel may be required for meetings or market research. Flexible schedule may include evenings, weekends, and holidays. Compensation & Benefits Base salary with potential eligibility for quarterly or annual bonus programs.
