Community Manager

Company Overview Asset Living is a third‑party management firm that fosters thriving communities nationwide. Founded in 1986, the company has grown from a small property management firm into a trusted partner in real estate, serving a portfolio that spans multifamily, single‑family home rentals, affordable housing, build‑to‑rent, active adult, and student housing divisions. Position The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. The role includes staff oversight, leasing, maintenance, financial, administration, and risk management to ensure compliance with company policies, safety, fair housing guidelines, and liability requirements. Essential Duties & Responsibilities Personnel Management: Perform regular onsite attendance, screen, hire, train, coach, and develop staff; create schedules; address performance issues; promote staff engagement. Financial Management: Maximize net operating income through cost control and lease improvements; develop budgets and forecasts; manage rent collections, vendor invoices, and financial reporting. Strategic Leasing Management: Create yearly marketing plans, implement effective leasing techniques, handle resident complaints, develop retention programs, and manage resident onboarding. Administrative & Maintenance Management: Ensure accurate reporting, lead emergency response, maintain customer service, oversee property appearance, manage resources, and supervise maintenance, construction, and rehabilitation work. Education / Experience High School Diploma or equivalent; Bachelor’s degree preferred or four years of housing industry experience; or one‑to‑two years of related experience. Preferred certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM). Basic computer skills and understanding of on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Communicate regularly, perform repetitive hand motions, and work overtime, weekends, and nights as needed. Maintain prolonged standing or sitting, move through spaces, ascend/descend ladders, and handle equipment up to 25 lbs. in various environments. Operate machinery or vehicles, work in extreme temperatures, and handle hazardous chemicals. License / Equipment Reliable transportation required for emergency on‑call duties. Compensation is based on skill set, background, training, and certifications. The role includes medical, dental, vision, life, accidental, and disability insurance; a 401(k) with employer matching; potential commissions and performance bonuses; and paid sick days with company holidays.
