HVAC/R II Technician

Job Summary The HVAC position is a technician-level position performing general maintenance and repair of the heating, ventilation, air‑conditioning, and refrigeration (HVAC/R) equipment within a variety of campus buildings. This individual is responsible for completing tasks and projects related to the systematic inspection, detection, and correction of early failures of equipment or facilities either before they occur or before they develop into major defects. This position works independently on tasks and performs moderately complex to complex tasks with varying levels of supervision. This position will be expected to interact with students, faculty and staff in a professional manner that enhances work effectiveness for the HVAC crew. Core Duties Review and respond to work orders received through the TMA work order system via UP provided iPhone including any necessary follow‑up and customer service. Follow scheduled preventive maintenance plans i.e. change filters, replace fan belts and pulleys, Voltage, Amperage and RPM readings, temperature/pressure readings, grease bearings, clean equipment and mechanical spaces etc. Interpret verbal and written guidance into work duties. Troubleshoot, repair, and maintain HVAC /R equipment and components, including but not limited to walk‑in coolers/ freezers, air handlers, package RTU’s, mini‑splits, VRF systems, HRV’s, water source heat pumps, chillers, steam and hot water boilers, chilled‑beams, residential furnace and a/c’s, exhaust fans, and air compressors. Provide support and assistance for HVAC /R team. Act as Facilities weekly on‑call staff person based upon department needs (typically once every 10 weeks). Respond to facilities emergencies on campus and residential properties and provide timely resolution to problems. Other duties as relevant to the duties of the position or as assigned by supervisor or designee. Education & Experience Required: 2+ years’ experience with heating, ventilation, air‑conditioning, refrigeration, and/or boiler systems, preferably in a campus setting. Required: 2+ year experience with preventive maintenance work. Preferred: Associate Degree and/or trade certifications. Preferred: 1+ year experience soldering, brazing, and welding. Preferred: general experience with multiple construction trades and/or experience having worked with a general contractor. Required: experience using hand and power tools. Preferred: experience using a variety of heavy equipment, such as high lifts, forklifts. Certifications & Licenses Preferred: Limited Maintenance Electrician (LME) certification. Preferred: OSHA 30. Knowledge, Skills & Abilities Ability to follow ASHRAE and equipment manufacturers best practices for troubleshooting and repair of HVAC /R equipment. Ability to properly evacuate and charge a refrigeration system using the appropriate tools and equipment. Ability to safely operate construction/maintenance related hand tools, power tools, and heavy equipment i.e. forklift, aerial work platforms (scissor and boom lifts). Knowledge, skills, and abilities relating to different types of refrigeration systems. Knowledge of current technologies in HVAC /R systems and equipment. Ability to read and understand blueprints and specification documents. Knowledge of OSHA regulations. Awareness of industry related safety and health practices. Strong customer service, interpersonal skills, and conduct self professionally and respectfully with campus community and visitors is paramount. Ability to establish effective working relationships, professional rapport, and effectively accomplish work within a University setting that includes a wide array of individuals, backgrounds, groups, policies, and processes. Ability to read, write, and speak English sufficient to effectively communicate with co workers. Able to follow through with and complete projects. Strong orientation towards taking initiative and ownership of projects and assignments and being proactive with projects, assignments, and process improvements. Ability to prioritize, multitask, and meet deadlines. Ability to function well in a busy work environment, working independently and as part of a team. Ability to receive and follow supervisory direction. Computer skills appropriate to job requirements, including ability to access trainings and information via computer and internet. Physical Requirements Stand, walk, bend, twist, climb (including ladders), balance and stoop, kneel, crouch, or crawl; use fingers and hands to handle, lift, and use a cellphone, materials, tools, and equipment; reach with hands and arms from ground level to over‑head; lift and/or move up to 50 pounds. Perform desk‑based computer tasks; use fine manipulation. Occasionally attend seminars/ trainings off campus. Ability safely drive a motor vehicle. When lifting is required, employees are asked to use good judgment, make safety a top priority, and ask for assistance of others or of equipment as necessary. Working Conditions Hours of employment: will require overtime and on‑call duties, flexible hours (including early mornings, evenings, nights, overnight hours, weekends, and holidays), and response with little to no notice to situations involving emergencies or urgency. Work related stress: work duties involving tight deadlines, significant matters, or multiple projects. Environment: while performing the duties of this position, the employee is frequently exposed to moving mechanical parts and vibrating tools and equipment; may be exposed to fumes, airborne particles, blood borne pathogens, and toxic/caustic chemicals; may be exposed to high, precarious places, outside weather conditions, extreme temperatures, confined spaces, and risk of electrical shock. Noise: the noise level in the work environment is usually moderate; occasionally noise level may be high where personal protective equipment (PPE) is required.
