Job Description Summary This role manages the day‑to‑day operations of an assigned property, including managing the team, daily activities, and resources to achieve established budgeted financial and operational goals. The operation must comply with company policies, Fair Housing, ADA, FCRA, and all applicable laws and regulations governing multi‑family housing operations. Responsibilities Provide input into budget development by analyzing financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns. Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing and reviewing monthly financial status reports. Approve invoices from vendors, contractors, and service providers by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between vendor/contractor, accounting, and the client/owner as needed. Control expenditures to stay within approved budget constraints and manage the petty cash fund. Oversee lease enforcement by approving resident applications, discounts, and renewal leases; conduct periodic apartment inspections; follow proper notice requirements; evict residents; and impose and collect late fees and other charges as allowed in the lease terms. Gather, analyze, and interpret current market and economic trends to implement short‑ and long‑range marketing and leasing strategies that achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints and requests in a timely manner, taking appropriate action to resolve service issues, and ensuring maintenance staff comply with company standards for resident service requests. Conduct regular property inspections to ensure all physical aspects meet safety, cleanliness, and appearance standards. Supervise staff by interviewing, hiring, orienting, training, and managing performance per company policies and business practices. Assist in managing client/owner relationships by meeting owners, conducting property tours, providing performance updates, and responding to owner requests. Complete various accounting, financial, administrative, and other reports and perform other duties as assigned. For California only: Manage the lease process using the California specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized. Qualifications Bachelor’s degree from an accredited college or university (preferred in Business Management, Real Estate, or related field). 4‑6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage day‑to‑day operations, resolve complaints, maintain financial records, and coordinate team work. Proven track record of successfully leasing a newly developed lease‑up community. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented and self‑motivated with the ability to work independently, as a leader, and as a collaborative team member. Specialized Skills All required state and local licenses and/or certifications. Valid driver’s license to drive a golf cart on property; ensure all on‑site staff who drive the golf cart also have a valid license. Proficiency in Internet, word processing, spreadsheet, and database management programs for required reports and documents. Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, direct, evaluate, and manage team members, including maintenance specialists. Travel / Physical Demands Work primarily in an office with occasional exposure to outdoor elements; must physically access all property areas and amenities. Capacity to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required to make bank deposits, attend training classes, outreach events, or other necessary activities. Salary Range : $93,000 – $95,000 Additional Compensation Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance.
