Positions are flexible to be based out of any of the following work locations provided you currently live within a reasonable commute distance: APC Corporate Headquarters (600 North 18th St., Birmingham, AL) Southern Division (244 Dexter Ave, Montgomery, AL) Mobile Division (150 St. Joseph St, Mobile, AL) Western Division (915 Queen City Ave, Tuscaloosa, AL) Eastern Division (925 Quintard Avenue, Anniston, AL) Position Summary The Real Estate Specialist supports Corporate Real Estate’s efforts to acquire legally defendable land and land rights for Alabama Power Company. The primary job duties include negotiating with landowners to acquire land rights necessary to facilitate the construction, operation, and maintenance of the company’s transmission system and its facilities. This position has significant interaction with internal and external customers. Major Job Responsibilities The primary responsibility is to acquire right of way for transmission facilities and fee‑owned land by: Maintaining excellent communication with colleagues and customers. Establishing relationships with Transmission Project Management, Transmission Line Services, and Transmission Line Construction. Communicating with probate office personnel. Being customer service focused. Performing title searches and title curative work. Managing multiple projects with minimal supervision. Managing workload via information management software. Interpreting engineering drawings and/or survey drawings and writing legal descriptions. Performing field checks for each project request. Consistently maintaining attention to detail while performing job responsibilities. Effectively negotiating with landowners. Supporting storm restoration efforts as assigned. Education & Experience Bachelor’s degree strongly preferred. Previous land and/or land rights acquisition experience highly preferred. Experience negotiating land, contracts, or other large assets strongly desired. Knowledge, Skills & Abilities Excellent interpersonal skills and the ability to interface with colleagues and customers. Knowledge and understanding of land, land rights, and land transactions. Ability to read and understand engineering sketches, property documents, legal descriptions, and drawings. Ability to perform extensive title research to identify all individuals, business entities, or others with an interest in the ownership of the property. Strong oral and written communication skills. Demonstrated ability to provide excellent customer service. Demonstrated negotiation and problem‑solving skills. Ability to manage multiple projects with competing deadlines. Effective and efficient time management skills. Knowledge and understanding of the company’s core business. Proficiency with Microsoft Office.
