Director of MaintenancePOSITION SUMMARY The DIRECTOR OF MAINTENANCE is responsible for the overall operation of the maintenance department ensuring all laws, regulations and Company standards are met.WORKING CONDITIONS: Works in office as well as throughout facility (i.e., resident rooms, therapy rooms, dietary) Sits, stands, bends, lifts and moves intermittently during working hours Subject to frequent interruptions Involved with residents, associates, visitors, government agencies/personnel, etc. under all conditions and circumstances Subject to hostile and emotionally upset residents, family members, etc. Works beyond normal working hours, on weekends and in other positions temporarily as necessary Subject to falls, burns from equipment, odors, etc., throughout the work day Possible exposure to infectious waste, diseases, conditions, etc., including exposure to the AIDS and Hepatitis B viruses Stands and walks inside and outside in all weatherEDUCATION AND EXPERIENCE: Must have high school diploma or equivalent Must have a minimum of two (2) years maintenance experience Must have proven knowledge of various mechanical, electrical and plumbing systems Must have the ability to read and interpret blueprints Must be knowledgeable of local building codes and ordinancesSPECIFIC REQUIREMENTS: Must possess the ability to make independent decisions when circumstances warrant such action Must be knowledgeable of maintenance practices and procedures as well as the laws, regulations and guidelines governing maintenance functions in the long-term care facility Must possess leadership ability and willingness to work harmoniously with and supervise professional and non-professional personnel Must have the ability to plan, organize, develop, implement and interpret the programs, goals, objectives, policies and procedures of the maintenance departmentBEHAVIORS: Team Player: Works well as a member of a group Leader: Inspires teammates to follow themMOTIVATIONS: Self-Starter: Inspired to perform without outside helpEqual Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
