BNE Real Estate Group is hiring a Maintenanace Associate to support day-to-day building operations at The Piermont, our newest lease-up in Bergen County. This role supports the community by maintaining operations, delivering responsive resident services, and contributing as an adaptable, flexible, and eager team player.Key responsibilities include completing service requests; performing routine repairs (electrical, plumbing, HVAC basics, doors/locks, painting and make-readies); conducting daily property walks and documenting issues; supporting preventive maintenance; tracking supplies/inventory; assisting with snow removal/landscaping as needed; and participating in a rotating on-call schedule.Schedule: Monday-Friday 8am-4pm; rotated on-call hours are required for emergencies Required qualifications/skills: - High school diploma or equivalent; 1+ years in property management maintenance or related field- Proficiency with Microsoft Office and Yardi or similar work order software- Valid New Jersey Driver's License; strong verbal and customer service skills- Organized, detail-oriented, able to work with minimal supervision- Able to work overtime as needed and in hot/cold/dusty/loud environments; reliable attendanceApply to join a professional, high-standard team focused on quality and integrity. Job Responsibilities:Minimum Required Qualifications:High school diploma or equivalent1+ years' experience in property management and or other relevant maintenance fieldsProficient in computer programs, including Microsoft Office and YardiAbility to work with minimal supervisionWell organized with excellent time management skillsKnowledge of regulations and laws regarding property managementMaintain regular and punctual attendanceWork overtime hours as required to complete assignments/projectsWork in cold/hot/dusty/loud environmentComply with all company policies and proceduresProfessional ImageStrong Verbal SkillsStrong customer service orientation  MaintenanceResponsible for the completion of assigned maintenance service requests in a timely mannerResponsible for performing routine maintenance tasks in elevators, hallways and amenities, etc.Maintain inventory lists for cleaning and maintenance suppliesComplete daily inspection of property during your walks and notify Managers of any issuesMaintain the upkeep of grounds, amenities, building exteriors and leasing office, parking lots and other common areasPrep and paint apartments based on turn schedule Prepare make ready units, including removing trash, cleaning and paintingPaint common areasAssist maintenance team with snow removal and landscapingReplace, repair or adjust locks, cylinders, latches, door checks, springs knobs, hinges and window blindsReplace, repair or adjust receptacles, plates, sockets, switches, and lighting fixturesReplace, repair or adjust speedy connectors, washers, faucets, cartridges, flush meter, other plumbing parts, toilet seats, toilet hardware, showerheads, shower rods and curtains Install smoke alarms and any other fire safety devicesGrout and replace wall tilesClear local waste line and drain stoppagesClean filters for HVACCheck and report leaks, damage, debris and security issues Report any maintenance concerns for repairs on available apartments, models, amenity spaces, and/or common areas to the Maintenance Manager/Property ManagerAssist with the preventative maintenance programAssist management with other projects, as requested and requiredMaintain excellent customer service with the residents and building staffIf required, participate in the emergency on-call program SafetyLearn and ensure compliance with all company, local, state, and federal safety rules.Ensure that unsafe conditions are corrected in a timely mannerFollow a "safety first" principle Physical Demands The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
