Key Purpose Janitorial Program Manager is responsible for day‑to‑day operation and administrative activities to ensure conformance to contract requirements. The JPM will develop and implement cost control measures and service level standards to meet customer specifications for assigned building(s). Success Criteria Anticipate account needs, deliver on those needs and exceed expectations. Identify opportunities and trends, and solve for deficiencies before they become long‑term issues. Adapt and pivot at a moment’s notice in a fast‑paced and demanding environment. Establish effective communication channels with customers and client management, providing feedback on overall success and driving operational improvements that meet client needs while adhering to service level standards. Key Areas of Collaboration and Influence Motivator and mentor, guiding the management team and developing their talent. Communicate, motivate and interact with all levels within the organization to build and support ISS culture. Develop relationships with local vendors, other department leads and key individuals. Work on KPI and KVI tasks to ensure compliance with management objectives. Meet and greet clients and impact the organization’s growth. Ideal Candidate Experience High school diploma or equivalent. 3–5 years of experience cleaning commercial spaces, preferably on a team. 1–2 years supervisory experience. Knowledge of Microsoft Office applications. Organizational and leadership skills. Proficiency in computer programs related to work order, reporting and testing systems. Strong written and verbal communication skills. Customer focused, organized and professional. Team‑oriented with leadership abilities. Strong attention to detail and capability to maintain repetitive tasks. Track record of mentoring and training team members. Willingness to engage in hands‑on work when staffing is short‑stared or behind schedule. Expertise in commercial cleaning equipment and practices. Bilingual Spanish strongly preferred. Key Accountabilities Oversee a team of 10–20 employees, AM shift for a 24‑hour operation. Report to the General Manager of Facilities Services. Ensure high standard of cleanliness throughout interior and exterior of commercial property. Reinforce safety procedures and protocols with the team. Manage inventory of cleaning supplies and maintenance of equipment. Set up daily and weekly schedules; oversee daily tasks to ensure completion per client requests. Understand union workforce; serve as primary liaison with union representative. Negotiate grievance resolution prior to arbitration, ensuring compliance with CBA rules and regulations. Manage large team while maintaining Class A commercial campus covering ~1 million square feet. Conduct weekly site tours to ensure building standards. Inspect all work to meet company, client, and regulatory standards. Create monthly billing reports capturing all executed tasks. Communicate effectively with client and team. Lead hiring process for all janitorial roles (union & non‑union) and handle HR matters for staff. Maintain excellent rapport with client and building management. Conduct mid‑year and yearly reviews with direct reports. Multitask and execute under tight deadlines. Available for work as needed, including weekends, evenings, overnight and possibly holidays. Final arbiter of schedule, payroll, accounts, inventory ordering and usage. Physical Demands & Work Environment Work performed in a high‑rise commercial property office setting, with assigned seating, agile workplace. Exposed to moving mechanical parts; high places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration; occasionally wet or humid conditions. Noise level frequently loud. Dexterous, able to lift minimum 20 lbs; occasionally up to 50 lbs. Work under pressure and time deadlines during peak periods. 50% of time actively walking facility, 50% administrative. HSEQ Compliance All employees must adhere to Health, Safety, Environment, and Quality (HSEQ) policies and procedures to ensure a safe and compliant work environment. Employees are expected to actively participate in HSEQ training and report potential hazards or compliance concerns. Salary and Benefits Annual salary range: $80,000–$90,000 per year. Final compensation will be determined based on experience and skills and may vary from the stated range.
