Property Manager

This is a hands-on leadership position with responsibility for approximately 200 residential apartments, including family and supportive housing. The Community Manager will oversee the day-to-day operation of the property, lead the on-site team, manage financial performance and compliance, and help ensure a high-quality living environment for residents. The ideal candidate will bring strong residential property management experience, solid knowledge of affordable housing regulations, and the ability to balance resident service with effective operational leadership. Key Responsibilities Oversee all day-to-day property operations and on-site team performance. Manage the annual operating budget, financial reporting, invoicing, expense tracking and cost controls. Monitor rent collection, delinquencies and related resident account processes. Oversee leasing activity and ensure compliance with affordable housing programs, Fair Housing requirements and regulatory guidelines. Maintain strong property standards, including inspections, unit turns, preventive maintenance and overall curb appeal. Prepare the community for local, state and federal inspections and audits. Monitor work orders, maintenance performance and risk-management documentation. Provide a high level of resident service and respond professionally to complaints, service requests and lease-related matters. Work collaboratively with internal departments, community partners and resident-support teams. Recruit, train, supervise, coach and develop on-site staff. Complete performance reviews and support continued team development. Participate in resident events, training and industry seminars as required. Provide emergency and on-call support when necessary. What We’re Looking For 5+ years of progressive residential property management experience, ideally within affordable or regulated housing. At least 2 years of supervisory or management experience. Strong understanding of affordable housing compliance, regulatory programs and Federal Fair Housing guidelines. Experience managing budgets, financial reporting, rent collection and overall property performance. Strong leadership and team-management skills.
