The Washington, DC market doesn't leave much room for deferred maintenance. Day-to-Day Responsibilities The core of the job covers the full trades range: HVAC diagnostics, electrical, plumbing, and appliance repair. You'll manage the turn process with an eye on both timeliness and quality, because a punch list that drags two days over schedule costs the leasing team real money in concessions or lost traffic. Beyond turns and tickets, you'll run preventative maintenance programs, handle grounds upkeep and snow removal, and keep the property's mechanical systems operating at peak efficiency. That last piece is worth noting: Bozzuto properties often involve more complex mechanical infrastructure than your typical garden-style, so familiarity with central plant equipment, boilers, chillers, or split systems is genuinely useful here. The leadership side of this role matters just as much as the technical side. You'll set the tone for how the maintenance team operates, and that means modeling the standards you expect rather than just enforcing them from a distance. On-call rotation and weekend availability are real requirements, as they are at every community that takes emergency response seriously. What Separates Strong Candidates Five or more years in the trades or residential facilities is the baseline. What tends to separate the people who thrive in roles like this from those who struggle is the combination of technical depth and genuine follow-through on resident communication. A lot of maintenance professionals are strong in one area. The ones who move into building manager roles tend to be strong in both. EPA or HVAC certification is expected; OSHA knowledge and a real safety mindset are non-negotiable in DC's regulatory environment. 5+ years in trades, facilities, or residential building maintenance HVAC, EPA, and/or NAPE certification Working knowledge of HVAC, plumbing, electrical, and appliance repair Carpentry, drywall, and painting capability Exposure to complex mechanical systems (boilers, chillers, central plant) preferred OSHA and MSDS familiarity Supervisory or leadership experience, even informal, is a real advantage Comfort with technology platforms and Microsoft Office Physical requirements include frequently lifting 25 to 50 pounds and working in varied weather Compensation for this position runs $68,000 to $70,000, with bonus eligibility, standard health and dental/vision coverage, 20 days of paid time off, a 401k with company match, and tuition reimbursement. #J-18808-Ljbffr
