Maintenance Supervisor

Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works alongside the Community Manager to oversee staff and vendor activities to ensure proper maintenance of the property. Essential Duties & Responsibilities Maintenance management of community common areas and units. Regular daily onsite attendance required. Coordinate, schedule, and respond to resident/management requests and work orders. Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions. Manage and order maintenance supplies inventory while adhering to budget guidelines. Maintain a preventative maintenance program to extend property life and reduce future repairs. Maintain a well‑organized, properly stocked maintenance shop in accordance with safety standards and OSHA guidelines. Manage hazard communication program and promote safe work practices. Participate in unit inspections as requested. Maintain accurate records of service requests, EPA/OSHA standards, preventative maintenance, make‑ready status, and work in progress. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model units. Participate in on‑call emergency response at the community. Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids from vendors. Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency. Under the direction of the Community Manager, supervise, train, and schedule maintenance staff. Check the daily work progress of each maintenance staff; provide immediate assistance and instruction. Provide input on employee performance evaluations to the Community Manager. Ensure staff effectiveness through ongoing training, coaching, counseling, and compliance with training benchmarks. Promote harmony and quality job performance through support and effective leadership. Manage excellent customer service and monitor service request turnaround and responsiveness. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency in dealing with residents on all matters. Enforce community policies delegated by the immediate supervisor. Education & Experience High School Diploma or Equivalent. EPA & CPO certification required; HVAC certification desired. Basic computer skills and ability to perform all on‑site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements – Small to Mid Sized Properties Regular movement between work sites, use of wrists, hands, and fingers in repeating motions, inspection of objects and areas, overtime, weekends, and on‑call night hours. Frequent movement into tight and confined spaces, stairs, ladders, ramps, step stools, and overhead positions; operation of machinery and power tools; operation of motor vehicles and/or golf carts; lifting and moving objects of 100+ lbs in all directions. Exposure to outdoor weather elements and hazardous chemicals. Occasional standing or sitting for prolonged periods. Physical Requirements – Large Sized Properties Regular movement between work sites, communication, and inspection of objects and areas; overtime, weekends, and on‑call night hours. Frequent movement into tight and confined spaces, stairs, ladders, ramps, step stools, overhead positions; operation of machinery and power tools; operation of motor vehicles and/or golf carts; exposure to outdoor weather elements; hazardous chemicals; lifting and moving objects of 100+ lbs. Occasional prolonged standing or sitting; lifting and moving objects of 100+ lbs in all directions and exposure to hazardous chemicals. License & Equipment Must have reliable transportation due to the emergency on‑call requirement.
