Project Manager 4The Project Manager 4 manages the overall project direction, completion and financial outcome for assigned projects. Responsible for directing and mentoring on-site staff. The position requires business management acumen and must demonstrate strong leadership, organizational and time management skills, as well as strong communication and client service skills.Major duties and responsibilities include:Practices implementation of Operation Zero and all Manhattan safety policiesAll qualities/ responsibilities of a Project Manager 3, plus:Leads Strategy for difficult Change Order Negotiations with SubcontractorsLead Claims ResolutionDirect/ Lead Procurement ProcessOversee Procurement Efforts- Lead Preparation of Subcontracts/Bid PackagesOversee Project Close-OutOversees Management Subcontractor Performance to Ensure OutcomesOversight and Review of monthly Project Status ReportLeads Risk Management Strategies on ProjectsLeads Strategy in Noticing the Owner to avoid risk-taking on the project for liens and claims.Responsible for conducting themselves in accordance with our Guiding Principles and exhibiting attributes matching the Way We Work.Other duties as assignedJob skills and abilities guidelines include:Has completed OSHA 30-Hour Safety Certification and First Aid & CPR Training and Certification.Effective CommunicatorComputer knowledge and efficiency, including Microsoft Office productsProven experience in Manhattan document control and schedule softwareThorough understanding of the industryStrong written and verbal communication skillsGood math/accounting skillsStrong management skillsFunctions effectively as part of a teamAbility to develop or maintain relationships with clientsAbility to maintain discretion and confidentiality at all timesDependabilityExcellent time management and organizational skillsStrong decision-making/problem-solving skillsComfortable public speaking skillsUnderstanding of contracts and risk managementMinimum qualifications include:Bachelor's Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis12 years of industry experienceProven ability to manage multiple projects in excess of $50 millionMust have project experience in K-12 and institutional sectors.
