Duties: Will be responsible for the project administration of all current and/or future installations of Fire and/or Security, CCTV, Card Access & other specialty systems where needed. Administration of these projects shall be coordinated with the respective management team. Oversee the proper documentation is being executed between the contracts administrator and sales representative to effectively consummate the engineering requirements. Supervise the requirement for proper documentation of project site visits, telephone communications, request for information, letter of transmittals, permits and applications fees and final closeout requirements are being properly executed. Oversee the required safety programs are being implemented to prevent unnecessary injury to our employees and insure we are in compliance on given projects. Execute the manpower backlog reports on a monthly basis to assist with the proper manpower loading requirements to achieve customer satisfaction and increased gross profit margin opportunities. Will be responsible to implement required change orders on projects which will achieve significant gross profit. Participate in meetings with contracts administration, field supervision and engineering departments to review all on-going projects. Assist with the construction schedule requirements to properly complete installation and final certification testing within the requirements agreed upon by the company and the respective customer. Update project log as new projects are contracted. This log reflects estimated start dates, completion dates, total man hours, date of submittal/drawing approval, and type of system being installed. Provide in-house estimating and proposals as needed for existing customers and new projects. Requirements: Must have industry, security/fire and project management experience. Ideal individual must be technically inclined, computer literate, good written and verbal communication skills, energetic, self motivated, dependable to work under little or no supervision and demonstrate job stability and eagerness to learn. Working knowledge of Microsoft Project (or similar), Word, and Excel. Individuals with past experience in construction field and or knowledgeable in the fire alarm/security industry are highly encouraged to apply. Troubleshooting skills, knowledge of Local and National. Fire alarm systems and inspections experience, and or certifications in: Regulation No. 4, EST3, NICET, PMP, State Certification are a plus! Must be able to handle all of the general physical activity that comes from working in the constructions field i.e. lifting and carrying up to 50lbs to move equipment and tools with considerable bending, stooping, and kneeling. Must have excellent work habits, including a willingness to work the hours necessary to get the job done, especially when important deadlines cause greater than normal departmental pressure. Job Duties: Project Governance: Manages requirements of project and facilitate permits/testing/inspection as well necessary project plans throughout project lifecycle. Scope Management: Manage all additions, subtractions, and changes to the scope, ensuring that claims and change orders are processed per the contract in a timely and professional manner. Schedule Management: Manage, update, and communicate the project schedule and plans to all affected parties. Finance: Responsible for managing contract value, project change orders, perform forecasting and manage all cash flow in and out of the project's budget. Prepare weekly cost reviews. Arrange monthly billing with Project Specialist. Quality Management: Support project quality requirements from installation metrics, warranties and punch-list ensuring work meets installation requirements. Daily interaction with General Contractor's project staff. Resource Management: Management of project resources at team level, subcontract/purchase order level and field labor. Monitor performance and take action as needed. Deconflict engineering questions with GC and SL. Update monthly MP Steering Committee Meetings. Risk & Opportunity Management: Create and manage risk and opportunity logs. Procurement Management: Manage project procurement activates including subcontracts and vendor management. Safety: Perform frequent and regular site safety audits, training, and inspections to ensure compliance with KONE policies as well as those of the appropriate governing bodies. Travel: 50% travel to job sites in the US (currently FL and TX). Where is the work: On-Site (5 days) Job Title: Controls Project Manager in Willowbrook, IL. Job Duties: Maintain customer satisfaction by investigating concerns, implementing corrective action, and developing internal and external communication plans with stakeholders to communicate project status. Review contract documents to identify risk and develop mitigation plans. Financially manages all aspects of projects including cash flow, monthly forecasted cost / revenue, forecasted cost at completion, monitoring expenses, collections support, analyzes reporting to identify project deficiencies and provides guidance on corrective action, prepares and facilitates monthly backlog review, and reconciles applied cost. Responsible for change order management by recommending solutions, facilitating quotes and closing orders that may require assistance from sales team and estimating. Leads all aspects of project administration including, knowledge and risk mitigation of construction contract content language, validating project scope / cost / schedule, managing project compliance, project documentation, project safety guidelines, development and maintenance on project schedules. Other duties as assigned. What you will bring: Electrical, Mechanical Engineering or Construction Project Management Degree a plus. Combination of degree or minimum 3 years' experience in HVAC / BAS Controls and Project Management. Experience in leading teams comprised of different technical skill levels. Efficient at resource / manpower planning. Must have familiarity executing as a third-tier contractor and experience working with building owners is a plus. Must possess a valid driver's license for a minimum of 12 months, with no major or frequent traffic violations included, but not limited to: DUI, Hit & Run, License Suspension, Reckless/Careless Driving or multiple smaller infractions or preventable collisions in the previous 3 years. Perform day-to-day project management on multiple projects to meet time and budget milestones. Prepare and direct preparation of designs, specification, plans, estimates and reports for projects. Review job cost sheets and prepare monthly billings. Ensure assigned projects stay within budget allocation. Be responsible for the monitoring and management of work-in-process, billings, and outstanding accounts receivable collection efforts. Maintain healthy client relationships and possess solid operational insight for driving projects and executing deliverables. Maintain close relationships with clients to resolve all project questions including technical requirements, completion requirements and billing inquiries. Assist with marketing presentations and attend marketing meetings. Qualifications: Bachelor's degree in civil engineering or related discipline. Registered Professional in field of expertise strongly preferred. Eight or more (8+) years of experience in civil engineering experience to include a minimum of three (3) years of assistant project management experience. Land development engineering experience and skills, including residential and commercial developments. Thorough understanding of municipal codes and regulations. Proficient in AutoCAD Civil 3D, AES, CIVILD, WSPGW, PCSWMM, StormCAD, HEC-HMS, HEC-RAS preferred. Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook, Projects). Experience with Storm Drain Modeling and Rational Method Hydrologic Calculations. Experience with Open Channel & Detention Basin Modeling and Design. Experience with HEC-RAS modeling and CLOMR/LOMR applications and processing. Experience researching zoning, development standards, development review processes, compliance matters, regulations and standards. Ability to write reports, prepare narratives, development applications, submittal documents and response letters. Salary and eligible variable compensation (if any) commensurate with experience.
