Assignments are not limited to a specific market or property.Adapt to changing property needs, work-order priorities, and team structures while maintaining consistent quality and service.Assist with vendor access and on-site vendor coordination.Communicate progress, property concerns, needed repairs, and recommended next steps to the Property Manager and Regional Maintenance Manager.Accurately document completed work, maintenance needs, mileage, and expenses using required company systems and processes.Attend required property meetings, training sessions, and safety meetings.Participate in the on-call rotation and respond to after-hours needs, including evenings, weekends, and holidays.Regular business travel is required.Three years of maintenance technician experience, preferably in residential or multifamily property management, or equivalent relevant experience.Intermediate skills in electrical, plumbing, carpentry, appliance repair, painting, drywall repair, and general building maintenance.Ability to safely use power tools, maintenance equipment, cleaning products, and chemicals.Strong organization, time-management, communication, and problem-solving skills.Ability to work independently while collaborating effectively with property teams, residents, vendors, and leadership.Ability to maintain the basic tools needed to perform routine maintenance tasks.Availability to work the Tuesday-Saturday schedule and participate in on-call coverage.Ability and willingness to travel regularly between properties, including Salem, Sandy, and other locations as assigned.A current and valid driver's license, reliable transportation, proof of auto insurance, and an acceptable driving record are required.High school diploma or equivalent.Residential or multifamily property maintenance experience.Pool maintenance experience.Janitorial, landscaping, or grounds-maintenance experience.Working knowledge of landlord-tenant requirements, fair housing expectations, and property safety practices.This is an active, hands-on position performed indoors and outdoors in varying weather conditions. Duties involve standing, walking, bending, stooping, crouching, twisting, reaching, pushing, pulling, and repetitive hand and wrist movements. The position also requires lifting and carrying materials weighing up to 50 pounds, moving tools and equipment, and climbing stairs, stepstools, and ladders up to six feet in height.The role involves safely operating the tools and equipment needed to complete assigned duties. Work may occur around machinery, electrical systems, chemicals, uneven surfaces, and confined spaces.
