Property Superintendent - Live in

Job Description

The Property Superintendent manages an apartment building, overseeing all aspects of facility maintenance and operations. This role leads a maintenance team, coordinates vendor activities, and ensures properties comply with safety regulations. The superintendent conducts weekly inspections, manages repair schedules, and responds to emergencies on an on call rotation to maintain the highest standards for tenant satisfaction and property condition.

Responsibilities

Perform routine weekly inspections of residential properties
Supervise and lead maintenance team activities
Coordinate with vendors to schedule and complete maintenance and repairs
Manage maintenance schedules and oversee repair projects
Develop and manage budget for property maintenance
Ensure compliance with all safety regulations and standards
Respond promptly to emergency maintenance issues, providing 24/7 on-call availability
Prepare and submit regular property maintenance reports

Preferred Qualifications

5+ years of experience in property management
High School Diploma or equivalent
Knowledge of building maintenance and vendor management
Strong tenant communication skills
Experience with budgeting and safety regulations
Excellent problem-solving and time management abilities
Attention to detail and emergency management skills
