Employment Duties and Responsibilities D.L. Porter is seeking a Commercial Project Manager, a role limited to one position, responsible for overseeing vertical construction activities related to building a New General Administration Building for a Water Treatment / Reverse Osmosis Plant in Florida and beyond, as well as monitoring and directing the construction of all types of commercial construction. The manager must be able to read and interpret construction plans & specifications, negotiate supplier and subcontract agreements, review, assemble, and distribute submittals, create schedules, look-aheads, process RFIs, monitor and log as-builts, and communicate with field representatives throughout the general construction process. The individual will work closely with the project team, including site superintendents, the design architect, engineers, and owner’s representatives, ensuring clear lines of communication and achieving project goals. Minimum of 10 years’ experience in the commercial construction field is required, with past overseen projects including new construction, renovations, restorations, large box retail, schools, and municipal work (city, county or state). Specific Duties Experienced in reading, understanding, and managing trades contractual scope requirements. Act in a professional manner at all times to maintain a positive work environment. Have excellent organizational skills, attention to detail, and ability to multi-task, manage and assign responsibilities to other team members. Attend and conduct meetings with the project architect, owner’s representatives, company employees, and subcontractors. Monitor material needs to ensure proper availability on site before activities commence. Responsible for updating schedules, developing look-aheads, reviewing shop drawings and submittals, creating RFIs, and handling off-site communications. Verify accuracy of certain invoices and gather information for submitting CORs and applications for payment. Compile Owner’s Closeout Manuals or Booklets including punch lists, operations manuals, product data, subcontract contact lists, warranties, and as-built drawings. Maintain security and document control over permits, contracts, and approved drawings in the field office. Understand and operate Windows Office systems (Excel, Word, Outlook) and management software systems such as Microsoft Project, ProCore, Sage, Foundations, Project HG.
