Occupancy Specialist

Position Overview Peabody Properties is seeking an experienced Occupancy Specialist to work at our apartment communities in Providence, RI. The Occupancy Specialist is responsible for the recertification process at the property and must have comprehensive knowledge of recertifications, program compliance, and resident relations. Responsibilities Process and collect resident information, including third‑party verification. Determine eligibility for continued occupancy. Lease and show apartments to prospective residents. Process potential resident applications. Process interim certifications as needed. Ensure proper calculation of income, assets, and rent levels. Have experience with Project‑Based Section8, EIV, and LIHTC programs. Cos certification is a plus. Qualifications 3+ years’ experience in property management with EIV experience. Knowledgeable about affordable housing programs, LIHTC, federally‑assisted programs, and all state and local housing regulations. Excellent customer service and interpersonal skills. Strong written and verbal communication skills. Good organizational and time‑management skills. Proficient understanding of basic math concepts. Solid computer skills, including Microsoft Office and OneSite. Ability to take initiative and be self‑motivated. Education and Experience 3+ years’ experience in property management. Proficiency in administering government housing assistance programs such as LIHTC, Project‑Based Section8, and EIV. Cos certification a plus. Knowledge of all aspects of recertifications, program compliance, and resident relations. Proficiency with OneSite, Microsoft Word, PowerPoint, and Excel. Strong communication, organizational, writing, and computer skills. Excellent customer service skills. Demonstrated attention to detail in document and file maintenance.
